Overview
The Estimator is responsible for providing analytical support in the preparation of cost estimates by means of historical cost data, subcontractor guidance and general knowledge. The estimator shall generate proposals with the understanding of the constructability, means and methods, logistics, schedule, risk, and profitability of each project.
Responsibilities
- Review and understand project plans, specifications and supporting bid documents
- Identify and develop list of trades, pricing elements, and pricing structure to properly build estimates
- Participate in Pre-Bid Strategy / Kick-off Meetings to review expectations and deliverables
- Develop and / or assist in developing project-specific subcontractor lists for pricing solicitation
- Prepare Invitations to Bid (ITBs) / Requests for Proposals (RFPs) and coordinate distribution
- Develop scope letters and / or outline specifications for conceptual estimates
- Review RFIs, Revisions, Addenda, etc. and coordinate distribution
- Review, descope and level subcontractor bids for accuracy and inclusiveness
- Perform quantity take-offs and apply to estimates
- Assist in forecasting construction durations and general conditions costs
- Assemble estimates and transcribe into presentable proposal templates
- Establish bid / budget qualifications (assumptions, clarifications, exclusions, etc.)
- Participate in PM Hand-off Meetings to ensure seamless transfer from estimating to project management
- Assist Project Managers with subcontract negotiations and pricing requests as needed
- Solicit pricing data, unit costs, value engineering, lead times, etc. from vendors as required
- Collaborate with subcontractors and internal staff to actively update and maintain cost databases
- Develop and maintain relationships with subcontractors
