Description
BH is a people-first multifamily owner and operator. We are a large real estate company with a long-standing commitment to doing business the right way and investing in our team. This role oversees day-to-day operations (financial, administrative, sales, marketing, and maintenance) to ensure company standards are achieved and excellent customer service is delivered.
Responsibilities
- Regularly inspects the property to ensure company standards are met; establishes property compliance with safety, industry, and city / state / federal regulations; identifies areas for improvement and suggests actions to improve efficiency, productivity, and profitability.
- Gathers, analyzes, and interprets current market and economic trends; implements marketing and leasing strategies to achieve occupancy and revenue goals; monitors data to provide accurate information as requested.
- Develops resident retention strategies; communicates with residents promptly and addresses service issues; monitors satisfaction through in-person interactions or follow-ups.
- Manages and coordinates maintenance requests; verifies status of vacant units; oversees preventative maintenance programs per BH guidelines.
- Partners with Regional Manager to create operating income / expense budgets; ensures budgeting guidelines and financial systems are followed; processes payables and purchase orders timely; monitors vendor statements.
- Reviews monthly income / expense reports; coordinates revenues per lease obligations and accounts receivable policy; collects delinquent accounts as per policy; prepares weekly / monthly operational reports.
- Hires, trains, supervises, develops, and mentors property staff; conducts evaluations and corrective actions as needed.
- Other duties as assigned.
You Have
Three years of property management experience managing up to 299 units in one community.Ability to travel via car or plane approximately 20% of the time.Advanced MS Office Word / Excel and computer skills.Strong written and verbal communication skills.Prior leadership experience required.High School or GED; some college preferred.State leasing license or ability to obtain required license where legally required.Location : Onsite — Park at the Hill, Atlanta, GA.
Job Type : Full-Time 30-40 hours per week. Travel : Up to 25%. Work Schedule : Monday - Friday (days).
