We are seeking an experienced MEP Pre-Construction Manager to oversee and manage a Mechanical, Electrical, and Plumbing estimating team. This role is critical in ensuring accuracy, efficiency, and profitability across our commercial construction projects.

As the MEP Pre-Construction Manager, you will develop best practices, manage pre-construction activities, and guide a team of estimators while working directly with clients, subcontractors, and suppliers.

Key Responsibilities

  • Lead and mentor a team of MEP Estimators.
  • Develop and implement estimating procedures and best practices.
  • Manage CRM system : enter bid opportunities, assign bids, oversee bid calendar, and follow up through award.
  • Build and maintain strong customer relationships; manage all pre-bid activities.
  • Analyze bid documents (drawings, specifications, site conditions) to define accurate scope of work.
  • Provide alternate scope of work options based on conditions, requirements, materials, and cost.
  • Identify applicable national, state, and local code requirements.
  • Recognize risks within project scope and ensure related costs are included.
  • Obtain and review subcontractor proposals for compliance with bid documents.
  • Manage RFIs and change order requests.
  • Create submittal packages and initial SOV (Schedule of Values) for handoff to Project Managers.
  • Collaborate with Project Managers on pre-construction requirements to drive efficiency and profitability.
  • Maintain strong relationships with material and equipment suppliers.
  • Perform other duties as assigned.

Qualifications

  • Strong knowledge of Mechanical, Electrical, and Plumbing (MEP) systems and their integration in commercial projects.
  • 7+ years of experience estimating commercial MEP projects (up to $5M).
  • 5+ years of field experience as a Journeyman or Foreman in an MEP trade.
  • Experience managing an estimating team of 3+ people.
  • Proficient in estimating techniques, cost control, and computerized cost data systems.
  • Proficient with MEP estimating software and bid collaboration platforms (e.g., Bid Board).
  • Strong communication skills (verbal and written).
  • Advanced proficiency in Microsoft Excel and Word.
  • Strong organizational skills with ability to prioritize and meet deadlines.
