Maintenance Coordinator In Office Position
The Source Property Management is seeking to fill a full time Maintenance Coordinator Position.
This is an in-office role Monday-Friday 9AM-5PM
Position Description :
The Maintenance Coordinator will work with a team of 6 full time property managers, Operations Manager, and Accounting Team to coordinate and oversee all aspects of property maintenance for 600+ residential rental properties.
This role will triage all incoming maintenance requests from tenants, assign them to 3rd party vendors, assist vendors in coordinating access to homes, follow up on the status of work orders with vendors and tenants, review invoices for accuracy, coordinate owner communications with the property managers for high expense repairs, request bids and price estimates, coordinate home warranty repairs, coordinate repairs with HOAs as needed, assist with coordinating turnovers and coordinate large scale projects multiple times / year for Sprinkler Activations / Winterizations, Furnace Inspections / Servicing, Gutter Cleaning and Snow Removal.
A Key focus of this role will be to develop close relationships with preferred vendors, ensuring smooth lines of communication, and acting as a liaison between vendors and the property managers.
This role may entail field work such as assisting with property inspections, making copies of keys, placing signs and lockboxes, etc.
This role will require a one week on-call shift every 6-8 weeks, which entails triaging after-hours maintenance calls that are determined to be an emergency by our after-hours maintenance system.
Required Qualifications :
2 or more years experience working in a property management field (Single Family Homes Preferred).
2 or more years utilizing technology, working in a professional office environment.
A solid understanding of Fair Housing Laws, both State and Federal.
In-Depth understanding of home maintenance and systems : How to triage Plumbing, Water Heater, Electrical and structural issues and what type of vendor / contractor / handy person is needed for different types of repairs.
Strong written and verbal communication skills required, utilizing proper grammar and professional demeanor at all times with tenants, owners and vendors.
MUST be proficient in navigating Google Suite (training will Not be Provided) and be able to learn and adapt to multiple new technology systems quickly (training will be provided for all other systems).
Must be a strong multitasker, working in a fast paced environment that switches gears frequently.
Clean Driving record with daily access to a reliable, insured vehicle.
Must be able to pass a State and National Background Check
Preferred Qualifications :
AppFolio Experience strongly preferred.
Experience with the following is incredibly valued : Slack, Zinspector, local maintenance vendors, any Property Management Software Platform.
Experience using Mac Technology / iPhones is a plus.

Compensation :
Salary : $58-65k, DOE
Mileage Reimbursement for Company required travel
