JOB SUMMARY
The Superintendent role is a leadership position within Crescent Communities Construction responsible for the successful execution of construction for developments generated by our commercial development team with a focus on ground up Industrial project focus. The position will be based out of Atlanta, GA but can be expanded to projects throughout the United States with a concentration in the Southeastern states. The Superintendent implements the vision for the project team, shares in the strategic planning for its growth, and ensures the successful completion of its work through collaborative relationships. This leader reports directly to the General Superintendent of Construction, while leading a team of construction professionals on their project. Construction cost ranges from $30MM+.
ESSENTIAL FUNCTIONS
- Candidate shall have a thorough knowledge of construction safety regulations, site safety orientations, site specific safety plans, high hazard activity documentation, and monthly site safety inspections. This candidate should have at a minimum of an OSHA 30 safety certification.
- Candidate shall have been involved with the master schedule development, prepare look ahead schedules and conduct weekly subcontract progress meetings. Guide project management team's submittal scheduling and RFI management.
- Implement procedures with the field staff for daily field reporting, photo documentation, QA / QC documentation, safety notices, and punch list management.
- This candidate shall be well versed in clear and concise written and verbal communications skills, internal and external presentation skills, organizational, computer and technology skills.
- Candidate shall have a thorough knowledge of permitting and inspections, contract scope development, subcontractor / trades sequencing, blueprint / specification integration into projects.
- Provide daily field leadership and oversite for all phases of construction for assigned projects.
- Promote the company image through exercising sound and ethical business practices as they relate to suppliers, fellow employees or any other group that is involved with Crescent Communities.
- Ensure team members are conducting themselves in a professional manner that aligns with Crescent's standards. The superintendent also works to create an environment where every employee has the tools for professional development.
- Resolve day-to-day issues on the job site to minimize cost overruns as it relates to the project and corporate goals. Each project will have its own budget that will need to monitored monthly.
- Implement and execute Quality Control / Quality Assurance programs. The superintendent will be responsible for enforcing all industry standards as well as any Crescent standards. This position will also be at the forefront of teaching and creating an environment for sharing of knowledge. The real-time feedback of Best Practices between all groups is a vital component of this role.
- This leader will be involved in all logistic and strategic planning for the initial and all subsequential site conditions that gives the Crescent team the best opportunity for successful and predictable results.
- Inspect all work during construction daily to ensure compliance with plans and specifications that fall within the project guidelines.
- Assist Project Manager and other Project Superintendents with subcontract negotiations to set clear expectations for quality, safety, schedule, etc.
- Work with each project team to understand, manage and adhere to project budget guidelines. The superintendent is responsible for understanding each line item withing the budget and specifically all the items with Division 1 of the contract.

Education and Experience
Minimum :
