Project Manager
Chatham Bars Inn, a five-star resort located in Chatham, Massachusetts, is seeking a Project Manager to oversee the ongoing improvements and large capital projects required to constantly improve the resort. At a high level, the responsibilities of the Project Manager will include but will not be limited to coordinating and directing a multitude of projects designed to enhance the guest experience, improve the resort, and maintain the overall infrastructure of Chatham Bars Inn. Under the direction of the Director of Engineering, the Project Manager will manage the planning and execution of a variety of hotel projects, including handling project start and completion dates, organizing the internal and external resources required for each project, prioritizing project tasks, establishing and updating budgets, maintaining project timelines, coordinating all individuals associated with each initiative and working to maintain completion dates. Keeping the projects on track and possessing the ability to foresee the entire project, while focusing on details as needed is always critical. Additional responsibilities include :
- Collaborating closely with the Director of Engineering and ownership to prepare and complete action plans
- Achieve operational objectives by contributing information and recommendations for strategic and tactical plans and reviews to the Managing Director
- Contract facilitation
- Evaluate, track and update project schedules
- Obtain and submit all construction drawings and specifications as well as any additional documentation for permitting
- Obtain guarantees and warrantees from all providers of services
- Resolve punch list items in a timely fashion
- Works closely with the Director of Finance to ensure financial objectives by forecasting requirements; assisting in preparing an annual budget; scheduling expenditures, providing cash flow analysis for each project; analyzing variances; initiating corrective actions as required
- Solicit bids, prepare cost estimates, provide project schedules, draft phasing plans for adoption by all stakeholders, issue purchase orders or other binding documents, draft project status reports and provide recommendations to management and / or ownership, develop strategies to stay on target for capital projects
- Review contracts and insurance requirements to verify that all meet required standards
- Project manager is responsible for making sure that all departments, contractors, and vendors come together in a timely manner
- Implementing production, productivity, quality, and customer-service standards
- Controlling the projects supplies, completing inventory audits, and resolving any discrepancies
- Prepares cost estimates for all assigned projects
- Establishes work plan for each phase of project, and arranges for engagement of required providers
- Conducts periodic inspections of job sites with Director of Engineering and Property Operations team for quality and progress
- Regularly schedules status of all projects with the Director of Engineering. Position may engage with Pyramid Project Management on certain initiatives
- Performs various other duties as assigned to meet business objectives.
Qualifications :
Minimum of five (5) years experience as a project manager, preferably in the hospitality industry.Bachelors degree in construction management, engineering, or related field essential. Equivalent work experience may substitute for bachelors degree, depending on type and level of experienceSuperior organizational, time-management, multi-tasking, and communication skillsAbility to establish pre-construction schedules and competitive bid solicitationMinimum of five (5) years experience in purchasing / negotiating contracts and bidding supplies, furnishings, equipment, and labor for installations.Knowledge of federal, state, and local codesStrong customer service and interpersonal skills necessaryAbility to communicate professionally with contractors, vendors, staff, and guestsAbility to perform high quality job standards with attention to detail, creativity, efficiency, and accuracy.Ability to work well under pressure, be a clear thinker, remains calm, and analyses and resolve problems using good judgmentAbility to negotiate contracts and other binding documents.Must possess the ability to prioritize, organize, and follow through to meet deadlines and production schedules.
