Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, safety compliance, and customer service. The Maintenance Supervisor works with the Community Manager to oversee assigned staff and vendors to maintain the property.

Responsibilities

  • Maintenance Management : oversee maintenance operations, planning, and execution
  • Regular / daily onsite attendance
  • Coordinate, schedule, and respond to resident / management requests and work orders
  • Ensure repairs and replacements for common areas and units
  • Inspect grounds and facilities daily to identify hazards and liability concerns
  • Manage and order maintenance supplies within budget guidelines
  • Maintain preventative maintenance program to extend property life and minimize future repairs
  • Keep maintenance shop organized and compliant with safety standards and OSHA guidelines
  • Maintain hazard communications program; promote safe work practices
  • Participate in unit inspections as requested
  • Maintain accurate records of service requests, EPA / OSHA standards, preventive maintenance, and make-readies
  • Assist with upkeep of office, common areas, and model unit
  • Participate in on-call emergencies at the community
  • Plan and utilize property resources, equipment, and supplies economically
  • Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and timeliness
  • Personnel Management : supervise, train, and schedule maintenance staff
  • Monitor work progress; provide guidance as needed
  • Provide input on employee performance evaluations
  • Ensure staff development through training, coaching, and compliance with Asset training benchmarks
  • Promote harmony and high performance among staff
  • Customer & Resident Relations : maintain excellent customer service and timely response to requests
  • Project a positive image of the community and uphold property objectives
  • Ensure consistency in dealings with residents and enforce community policies
  • Other duties : uphold safety and compliance standards in all activities

Education / Experience

  • High School Diploma or Equivalent
  • EPA & CPO certification required; HVAC desirable
  • Basic computer skills and ability to perform on-site software functions
  • Knowledge of Fair Housing Laws and OSHA requirements
  • Physical Requirements

  • Small–Mid Sized Properties with smaller staff : frequent movement, communication, and use of wrists / hands; ability to work overtime, weekends, and night hours for on-call emergencies
  • Large Sized Properties with larger staff : similar mobility requirements; ability to work overtime, weekends, and night hours for on-call emergencies
  • Occasional prolonged standing or sitting; lifting and moving objects of 100+ lbs; exposure to outdoor weather and hazardous chemicals
  • License / Equipment

  • Must have reliable transportation due to the on-call requirement
  • Salary

    Salary Range : $24 per hour to $27 per hour
