Responsibilities
The Revenue Management Analyst is responsible for managing the rental revenue strategy and execution for a portfolio of multifamily assets. With the help of a Revenue Management software system, they rapidly analyze new operational data on a daily basis and then implement and communicate a pricing strategy to various stakeholders throughout the organization.
Essential functions include (but are not limited to) :
Become expert in the Revenue Management Software application and related business procedures for managing pricing and reporting resultsDaily review and acceptance of pricing recommendationsDrive renewal strategy via monthly teleconference review with the Operations team using standard and custom benchmarking toolsFacilitate discussions between Operations and Ownership to ensure strategy is communicated and executedBuild rapport with stakeholders to help reach agreed consensus in uncertain market conditionsManage exposure of available units taking into account historical performance, seasonality, and current market dataAssist with new site implementations in Revenue Management Software environmentTroubleshoot and administrate Revenue Management System on behalf of all internal usersUpdate periodic reports for review and distribution to Senior ManagementAdditional Duties :
Serve as liaison within Highmark between on-site personnel, Regional and Asset managers to communicate and implement various ownership's strategic goals for a wide variety of assetsData and configuration review for system initialization on sitesCoordination of go-live training for new sitesOngoing education of Highmark associates regarding pricing practices and the Revenue Management SystemTrain new team members (Property, Regional and Asset Managers, and Leasing Associates) to use Revenue Management System including ongoing supplemental training when neededWork with internal leasing training team to ensure proper adoption of the leasing processQualifications
Qualifications :
Bachelor's Degree preferredMinimum of 2 years industry experience in Real Estate Asset Management, Multifamily Operations, Market Research, Pricing Analysis, or Financial / Data AnalysisOn-site experience in Multifamily Operations processes is strongly preferredExperience with Multifamily affordable programs (LIHTC, PHA, etc.) is desirableStrong Microsoft Excel skills including transform and lookup functions (VLOOKUP, etc.)Experience with Property Management Software (i.e. Yardi Voyager, OneSite, etc.) and / or Revenue Management Software (i.e. YieldStar, LRO, etc.) is preferred but not requiredOutgoing and friendly and can build consensus among various stakeholdersDetail oriented, analytical and methodicalAbility to train and persuade others regarding new technology and business processesAbility to multi-task and handle various properties / portfolios simultaneouslyAbility to work outside normal business hours at times depending upon workloadAbility to lead and follow through change management initiatives
