Overview
Assistant Community Manager at Asset Living. Asset Living is a third-party management firm with decades of experience delivering value to partners and communities nationwide. The company manages a portfolio that spans multifamily, single-family rentals, affordable housing, build-to-rent, active adult, and student housing divisions.
Essential Duties and Responsibilities
- Financial Management : Posting all payments and income from applicants, current residents, and non-current residents accurately and timely; processing and reconciling daily accounts receivable; monitoring and following up on bad debt, including late notices, resident and guarantor contact, and evictions; helping the property meet budgeted revenues, expenses, and Net Operating Income; posting charges to resident and non-current resident accounts, including bill back of utilities where applicable; performing end-of-month closing procedures and reporting; maintaining accurate records and auditing resident files; walking units and posting move-out charges, statements, and security deposit refunds.
- Personnel Management : Regular / daily onsite attendance; screening, hiring, training, coaching, and developing onsite staff using consistent techniques and company directives; ensuring staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks; promoting harmony and quality job performance; ensuring staff compliance with company policies and procedures; implementing marketing strategies and systems; handling resident complaints, concerns, and requests to ensure satisfaction; developing and implementing resident retention programs (e.g., functions, promotions, newsletters); effectively showing, leasing, and moving in prospective residents.
- Administrative Management : Managing excellent customer service and monitoring service request turnaround and maintenance responsiveness; maintaining property appearance and ensuring timely repairs through regular inspections; supervising related business functions; planning and utilizing property resources, equipment, and supplies, including obtaining bids from vendors and coordinating with contractors.
Education / Experience
High School Diploma or Equivalent; Bachelor’s degree preferred, or two years of experience in the housing industry; or one to two years related experience and / or training; or equivalent combination of education and experience.Ability to understand and perform onsite software functions; basic computer skills required.Basic knowledge of Fair Housing Laws and OSHA requirements.Physical Requirements
Regularly required to remain in a stationary position, may stand or sit for extended periods; communicate with others; repetitive motions involving wrists, hands, and fingers; move about to different worksites; ascend / descend ladders, stairs, scaffolding, and ramps; operate in various environments including tight spaces and outdoor conditions; lift and move up to 25 lbs; work overtime, weekends, and night hours as needed; may work in hazardous conditions and exposure to chemicals.Salary
Salary Range : $18 per hour to $23 per hour
