job_description.job_card.job_descriptionWork with maintenance staff to ensure timely preparation of rent ready apartments to fully meet the demand of the market Conduct regular inspections for risk management, safety and property maintenance Determine, implement and follow up on any corrective action plans for deficiencies found at properties Responsible for providing excellent Customer Service and taking care of all escalated complaints from residents Initiate legal action and filing of unlawful detainers when necessary Annual review and update of all lease documents Attend Fair Housing and Law Update courses Website management and updates. Provides stellar customer service High school education (or equivalent) or higher Associate's or Bachelor's degree preferred CA Real Estate License beneficial, but not required Prior property management experience preferred Strong written and verbal communication skills Excellent organizational and time management skills Great customer service and interpersonal skills Friendly, service-oriented personality Keen attention to detail Problem-solving and basic troubleshooting skills Proficiency with common word processing and spreadsheet software Ability to work independently and proactively seek additional work as needed Comfortable in a fast-paced environment
Property Manager
Hours : Full time, long term temporary position, weekends maybe required
Pay Range : $26 - $31 / hr
Location : Concord, CA
We are thrilled to announce a new Property Manager opportunity! Candidate is responsible for management of overall daily operations of rental portfolio and associated personnel.
Tasks include maintaining property rentals, marketing and filling vacancies, screening prospective tenants, managing maintenance personnel, enforcing leases and securing premises.
Essential Duties and Responsibilities :
- Maintains property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises, following all Fair Housing laws.
- Conducts regular market surveys to establish rental rates
- At any given time, Property Manager should be able to describe the overall makeup : strengths, weaknesses and needs of each property in their given portfolio
- Conduct property showings, process applications, prepare leases, conduct move-ins, collect deposits and rents
- Process move-outs, reporting and return of deposits, when applicable
- Negotiate, contract with and manage all portfolio contractors and service providers
- Work with property owner on establishing annual budgets for each property.
- Manage, mentor, coach, supervise and develop departmental staff.
