Job Title : General Manager
Company : Student Quarters
Report To : Regional Director or Area Manager
Job Type : Full-Time, On-Site
Schedule : Monday-Friday, 8-hour shifts, and on-call. Some weekend and night shifts may also be required from time to time.
Location : One Location, Atlanta, GA
Job Summary : Responsible for the overall management of an apartment community, including, but not limited to personnel management, strategic planning, financial management, risk management, and outstanding customer service and resident retention programs.
Roles and Responsibilities
- Manage high-quality on-site staff through the implementation of effective recruitment, training, coaching, and development programs
- Effectively perform and document appropriate employee evaluations including, but not limited to, performance reviews, corrective action reviews, and termination paperwork
- Provide training and motivation to leasing staff and ensure group training sessions are conducted as needed
- Direct the entire turn process per company standards
- Effective time management and general organization skills.
Strategic Leasing Management
Effectively maintain product knowledge of community and competitive communities through consistent evaluation of market conditions and trends. Ensure leasing staff develops similar knowledgeEffectively show, lease, and move in prospective residentsDirect efforts to implement sales and marketing plans, which effectively maximize rental income and budgeted occupancyAchieve the highest possible net operating income through the implementation of effective cost control and revenue improvement programs; identify trends and recommend appropriate strategies and adjustmentsDevelop yearly operating budgets / forecasts. Accurately prepare and convey all operational and financial data to the Regional Director in a timely manner. Be responsive and receptive to owners' needs, goals, and objectivesMonitor the timely receipt and reconciliation of rent collections and ensure landlord / resident statutes are followedAnalyze and evaluate monthly financial statements. Write clear and concise variance reports to substantiate the analysisCustomer Service
Manage an excellent customer service programManage resident retention and service request follow-up programsMonitor an effective preventative maintenance programMonitor service request turnaround and ensure the responsiveness of the maintenance staffAccurately complete required reports as outlined in the SQ standards as well as additional reports requested by owner and / or supervisor(s)Perform apartment inspections quarterly as well as prior to move-in and move-outManage property risk effectively by communicating incidents and potential liabilitiesResponsible for the general upkeep and cleaning of the office, clubhouse, and buildingsPerform other duties as assigned by the supervisorJob Requirements
Skills, Experiences, & Qualities
A minimum of two years of property management experience is highly preferredA working knowledge of Entrata Software is highly preferredA high school diploma or equivalent is highly preferredA college degree or extensive experience in property management preferredAbility to perform intermediate mathematical functionsAbility to understand and perform all on-site software functionsMust have experience with managing a team of peopleIntermediate knowledge of Microsoft and Google platformsVerbal and written communication skillsCreate relationshipsProfessional and neat appearanceNAA or lease auditing experienceExperience effectively managing a property curb appealMust be able to push, pull, lift, carry, or maneuver office products and supplies of up to twenty (20) pounds.Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.Regularly required to stand; walk; reach with hands and arms, and climb stairs, stoop, or squat.Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.Job Qualifications
