Purpose of the Position
Gateway Management Company is seeking a President to lead performance accountability across its portfolio. While growth is embraced, our priority is a commitment to preserving the values that define Gateway. Although this growth is important, the greatest impact for this role and its direct reports will come from improving the performance of the existing portfolio. The President will oversee property management across all Gateway properties, with a focus on financial integrity, operational excellence, and compliance with all relevant laws, regulations, and internal policies. As a senior leader, this individual will also serve as a culture champion, actively promoting Gateways mission and philosophy throughout the organization.
Key Responsibilities
With a relationship and data-driven approach to management, the President provides direct supervision to the RVPs in Property Management Operations and Service Operations. This supervision ensures that the operations and maintenance of all properties align with overarching standards emphasizing quality, occupancy, cost control, and revenue objectives.
The individual actively :
- Focuses on maximizing operational performance of the Gateway Development portfolio
- Identifies the clear, reasonable expectations for the Gateway Development portfolio and 3rd party clients
- Drives accountability for meeting these expectations
- Maintains assigned properties in a decent, safe, and sanitary condition always

- Develops effective work methods that comply with expectations
- Partners with internal and external resources to maintain high levels of property performance and standards

Interprets program standards, procedures, and regulations crucial for program effectivenessManages the budget for all area programsRecommends modifications to meet evolving program requirements and staff adjustmentsParticipates in developing the annual budget submission related to Property Management OperationsEnsures the area of responsibility operates within the established budgetAdvises the CEO and relevant C-level peers on pertinent budget, policy, program, and procedural mattersProvides updates on all phases of area programsRepresents Gateway Management Company Partners at various public / business, community, and resident meetingsReview financial and variance reports on monthly and quarterly basis and implement timely correction measures, as necessaryReview vacancy reports; monitor resident income re-certifications; supervise provision of a variety of additional analytical / statistical reports on the operations, program compliance, government and investor compliance and other activities to ensure desired occupancy levels and return on investment Report regularly to managementOversee the preparation of month-end property performance and financial narratives, ensuring the property managers are explaining to property owners the relevant activity for each monthReview, interpret, and apply applicable laws and regulations, and company policies and procedures Responsible for compliance with Fair Housing, Non-Discrimination and housing legislationEnsure lease agreements are up to date, and provisions are enforced with each tenantContinuously research and study innovative practices in top performing companies across various industries and pilot new and borrowed ideas in the property management teamNegotiate property management contracts and other contracts in accordance with established criteria; as to protect the companys interest Must be able to determine when contracts warrant investor, partner and / or lender review and / or approvalImplement an effective financial strategy, including budgeting, cost control, forecasted expenditures and revenue improvements, oversee the development of yearly operating budgets / forecastsMaintain clear line of communication with each property owner / partner and foster client relationsOversee onsite risk management compliance; ensure monthly property walkthrough inspections are completed and properly documentedDevelop and maintain property management systems, including policies and proceduresEnsure coordination of property operations, including building maintenance and rehabilitation workResponsible for ensuring all property managers understand, monitor and are approving and properly coding all of the expenses for each propertyAddresses all escalated tenant complaints and responding to emergenciesKey Responsibilities, continued
Oversees responses to and following up with all emergency situations at each property and if needed, coordinating with insurance adjusters and overseeing the management of any claim process. Ensure partners / investors / lenders remain informedWorks collaboratively with property management staff, Asset Management, Risk Management, and Accounting to prepare annual operating and capital improvement budgets and long-term management plans for all properties and ensure timely completion and submission of financial reports to partners / investorsConducts project investment reviews, including quarterly financial reviews, annual site inspections, tenant file review and periodic reviews of insurance, property tax, debt service coverage and reserve for replacement requirementsResponsibilities / Duties for Staff Supervision and Development
Participates in the recruitment, interview, selection and evaluation process for property management staffMentors, coaches, supervises, develops and directs property managers in their job responsibilities and the operation, maintenance and leasing activities of the properties to maintain company standardsProvides oversight to property managers regarding property maintenance and repairsMentors employees and train them on various best practices through a hands-on training approach and through special focused training seminars in partnership with the Learning & Development teamLeads regular staff engagement between Senior Managers across other departmentsAssures proper training and use of all equipment / suppliesMonitors initial tenant leasing activity to ensure compliance with requirementsResponsibilities / Duties for Business Management
Prepares annual management plans, as needed, with input from Senior Management Team and investorsSets performance goals by property, related to industry standards; monitor performance, adjust strategies as neededParticipates in organizational planning with Senior Management TeamWorks with staff to ensure maximum use of property management and other softwareWorks with owners, managers, site staff and accounting personnel to develop and manage individual site business plans including investment objectives, compliance goals, market positioning, personnel, asset quality, financial goals and objectivesResponsibilities / Duties for Reporting, Community Involvement and Professional development

Skills and Competencies
Specific Qualifications and Attributes to include :
