Capital Projects Associate
The Capital Projects Associate will provide general support to multifamily construction projects across CWS's nationwide portfolio and will manage and lead select projects in Central Texas. The Capital Projects Associate will be responsible for identifying, bidding, planning, and overseeing capital expenditures as well as providing general support to the Capital Projects Team.
This position will be based in Austin, TX serving the market regions as stated above. The Capital Projects Associate will report to the Vice President of Capital Projects.
Essential Functions and Responsibilities :
- Support the Capital Projects team by understanding general multifamily construction scopes, and projects' expected results.
- Prepare and review vendor contracts and agreements.
- Enforce contract terms and conditions and resolve any contract issues, should they arise.
- Manage and track project invoices.
- Develop analytical spreadsheets with basic formulas for project and cost tracking purposes.
- Assist in the oversight of ongoing work, accept final quality, and approve payments.
- Ensure quality of work meets or exceeds CWS standards and is compliant with all local code and contract requirements.
- Communicate status updates or possible issues to various stakeholders as needed.
- Provide accurate and timely communication in all phases of capital projects.
- Regularly communicate project status, risks, and opportunities to Director of Capital Projects.
- Prepare and manage multiple project schedules.
- Travel to assets to oversee projects and business objectives while ensuring all of CWS requirements are fully satisfied.
- Ensure compliance of all established policies and procedures are implemented.
- Represent CWS in a professional manner at all times.
Minimum Qualifications :
College degree or commensurate experience. Degree in Construction Management, Architecture, Engineering, or related field preferred.Three years of construction project management with multifamily experience preferred.Valid driver's license with favorable driving record.Ability to travel up to 50% with overnight stays.Ability to lift or move up to 50 pounds.Essential Knowledge, Skills, and Abilities :
Ability to interpret construction documents and contracts.Interest in learning about structural deficiencies, water intrusion issues, fire and life safety concerns, reposition initiatives, exterior siding repairs, window replacements, full property painting, paving repairs, re-roofing, amenity renovations, storm or hail events, and HVAC concerns.Ability to think critically and execute sound judgment.Excellent analytical, planning, organizational skills.Ability to manage time and flexibility of work schedule.Strong computer literacy to include Microsoft Suite.Effective interpersonal skills to interact with all levels of employees.Task oriented, self-starter with the ability to perform with a high degree of accuracy.Able to interact with managing external service providers to ensure exceptional service at reasonable costs.Demonstrate commitment to superior customer service.Ability to communicate well, both verbally and in written format.Demand for excellence with a sense of urgency.Demonstrated ability of problem solving by utilizing creativity and independent rationale.Demonstrated competencies to solve practical problems and to exhibit sound and accurate judgement towards a variety of concrete variables in unique situations.
