Building Services Technician
The Folger Shakespeare Library, located on Capitol Hill in Washington, DC, is seeking a motivated, detail-oriented team-player to join our Facilities Team as a Building Services Technician. Under the supervision of the Chief Engineer and Head of Facilities, the Building Services Technician supports our historic property, an additional office building, and several residential properties. The main responsibilities include ensuring the continued operation of all critical machines and systems across Folger properties, performing preventive and corrective maintenance, completing repairs and renovations, and maintaining facility readiness for both daily operations and special events.
Standout candidates will be self-motivated learners with a drive for improvement and collaboration. Prior experience in building-related trades is required, with a strong emphasis on carpentry, renovations, and general building repairs-particularly in areas such as replastering and drywall repair.
The standard schedule for this role is flexible, however will add up to a 35-hour work week with an hour unpaid lunch daily. This position will have a shifted day schedule, with a Sunday through Thursday work week preferred, though the exact schedule can be discussed with the hiring manager during the interview process. In addition, the Building Services Technician will participate in the team's on-call shift rotation to provide coverage outside of standard hours. The selected candidate will need to be within a commutable distance to the D.C. office (DC, MD, VA) by their start date.

Compensation : This is a weekly-paid hourly position, with a pay range of $26-$30 for a 35-hour work week with limited opportunities for overtime. Total compensation includes an extensive benefits plan, including fully covered health, dental, and vision insurance and a generous 403b contribution and match.
Duties
Preventive Maintenance, Work Order Requests, and Coordination
- Performs routine inspections, preventative, and predictive maintenance throughout the plant and properties.
- Assists in general cleaning and preventative maintenance of all mechanical equipment rooms; checks for valve and piping system leaks, abnormal equipment noises, standing water, etc.
- Responds to work orders as issued by Head of Facilities and Chief Engineer and completes digital recordkeeping daily.
- Coordinates with various departments or tenants to resolve maintenance problems.
- Performs repairs, renovations, and upgrades to rental apartments as needed during occupancy and in-between tenants.
- Escorts contractors to mechanical rooms and areas as requested.
- Checks event and room set-ups to confirm they are consistent and correct.
- Ensures rooms are set up properly for the coming day and that Folger grounds are clean, clear of debris, and safe.
General Carpentry, Renovations, and Building Repairs
Replasters, repairs drywall, caulks, and paints Library properties.Repairs windows, gaskets, and seals; repairs doors and locks.Performs minimal demolition and deconstruction in areas with delicate and sensitive materials.Repairs carpet, VCT flooring, and tile flooring.Performs the general repair of furniture and wooden equipment items and routine maintenance on door hardware.Constructs shipping cases, bookcases, and other basic wooden construction for building.Assembles and installs desks and miscellaneous furniture.Electrical Systems Maintenance and Repair
Performs basic electrical repairs and rewiring of electrical fixtures.Maintains, repairs, or replaces the following electrical components as needed : light bulbs, light ballasts, light fixtures, outlets, switches, electrical motors, etc.Plumbing and Piping Systems Maintenance and Repair
Performs basic repairs of water piping and plumbing systems.Maintains, repairs, or replaces the following plumbing components as needed : water pumps, drains, sprinkler systems equipment, steam traps, steam / water valves, flush valves on urinals, toilets, toilet fixture tank balls, floats, flappers, flange seals, etc.Snakes clogged drains as needed.Mechanical Systems Maintenance and Repair
Performs basic repairs of mechanical systems including maintenance, repairs, or replacements of the following mechanical components : coils, valves, filters, belts, lubrication of bearings, AHU fans, refrigerant etc.Starts and stops HVAC systems and performs minor repairs and maintenance of the equipmentPerforms repairs or maintenance tasks of steam radiation equipment and performs routine maintenance on valves and traps, as needed.Assists with repairs and troubleshooting of chillers, air-handlers, air compressors, pumps, gas boilers, gas water heaters, and plumbing equipment.Investigate and troubleshoots noise, odor, heating / cooling issues, and reports back to Chief Engineer.Safety and Compliance
Performs work with energy sources in safe state; uses proper lockout-tagout procedure for valves, switches, and other sources of energy.Wears proper PPE (such as gloves, safety glasses, ear and eye protection, masks and / or respirator) for each task.Communicates potential safety and hazard situations with coworkers.Education and Experience :
High school diploma or equivalent required.1-3 years of previous experience required in one or more building-related trades such as drywall / plaster, caulking / painting, flooring / trim, doors / locks, light bulb / light fixture replacement, electrical, plumbing, mechanical, carpentry, tile work, fence repairs, as well as minor masonry, gutter cleaning, and roofing repairs.Current Driver's License required.Experience performing building-trade related tasks for an arts & culture organization and / or historical building environment preferred.Comfort with basic technology, including phone and laptop applications (e.g., Slack, Outlook) strongly desired.Skills and Knowledge :
Solid knowledge of tools, equipment, and materials, with technical and problem-solving skills to address maintenance needs.Ability to read schematics, construction drawings, scopes of work, maintenance manuals, specification documents, and safety data sheets.Capacity to proactively make informed recommendations, propose solutions to the Chief Engineer, and follow through with implementation.Good organizational, interpersonal, and communication skills, with attention to customer service standards.Ability to prioritize tasks and complete assignments in a timely manner.Positive, team-oriented attitude with reliability and dependability in attendance and work quality.Detail-oriented and organized in both physical workspaces and digital record-keeping.Motivated self-starter with a forward-thinking approach.Working Conditions / Physical Requirements :
This job operates in a professional office environment with occasional times of construction. The employee may be exposed to various components of an office environment, such as fluorescent lighting, pollen, dust, recycled air, cooling fans, semi-enclosed areas, central heating, seasonal warmer temperatures, and office noise.
