Under the direction of the Regional Manager, the Community Manager, will conduct businessness activities in accordance with the company handbook, standards operating procedures, Fair Housing, Americans With Disabilities Act Act, Fair Credit Reporting Act, and Fair Housing Act. The Community Manager is responsible for providing excellent customer service and coordinating all aspects of property operations. The Community Manager is fully accountable for all community operations.
Areas of responsibility to include (but not limited to)
Financial
Demonstrate an ability to understand financial goals, operate as an asset investor, and oversee all property revenues and expenses.
Maintain accurate records of all community transactions and submitted annually. Assist Regional Manager with annual budgeting and forecast processes. Annual budgets and forecasts are prepared in accordance with operating procedures.

Review and approve all monthly operating statements. Monitor tenant budgets and financial transactions in accordance with operating policies and procedures.
Ensure all rent and fees are paid timely. Work with tenants and consultants to develop annual budgets and monitor tenant compliance.
Oversee and monitor tenant financial operations. Establish, maintain, and monitor budgets.
Ensure that rents and late fees / check charges are posted and recorded timely. Organize, maintain, and monitor collections.
Monitor utilities, equipment, and other purchases for recurring expenses.
Marketing / Landing
Ensure Elandis is maintaining a strong market position.
Market Elandis as a dynamic and desirable community to grow traffic and applications. Ensure Elandis is maintaining a strong market position.
Conduct regular market surveys and analysis to develop effective marketing strategies, tenant programs, property marketing, and lease campaigns.
Monitor local market trends to identify opportunities and threats. Collaborate with marketing and sales teams to develop targeted campaigns.
Provide regular updates to the marketing team and senior management.
Research and recommend new marketing initiatives to drive occupancy and revenue.
Analyze market data and report findings to senior management.
Administration
Audit filings for each states Fair Housing requirements. Prepare and submit annual state applications and forms.

Review and approve lease agreements and legal documents.
Human Resources
Successfully hire and retain qualified personnel.
Screen and hire qualified personnel. Develop and implement employee training programs.
Assist with employee relations and conflict resolution.
Conduct performance evaluations and provide feedback.
Safety
Ensure the health and safety of tenants and staff.
Implement and enforce safety policies and procedures.
Conduct regular safety inspections and audits.
Coordinate with emergency services and conduct safety drills.
