Job summary : The Superintendent / Construction Manager manages all functions of the construction job site as it relates to building quality residential homes. Supervises construction from dirt through closing while maximizing profits and maintaining excellence through the KB Edge business model. Ensures quality assurance and customer satisfaction throughout the construction process of new homes.

Responsibilities

• Construction / Cycle Time / Home Readiness : Plan and direct KB staff and trade partners in the construction and completion of quality residential homes; ensure completion per the KB Edge model and 100% Complete / 100% Satisfied program.
• Milestone reporting : slab to frame, frame to mechanical, drywall to cabinet, cabinet to final.
• Apply and enforce "Even Flow" with homes completed per schedule (daily starts, closings, monthly deliveries).
• Schedule and monitor trade partners through the entire construction process from start to finish; train partners on policies, procedures, safety, and OSHA compliance.
• Approve trade partner purchase orders and invoices; maintain trade partner scorecards and submit to purchasing.
• Monitor subdivision cleanliness and ensure daily jobsite clean-up.
• Collaborate with Architecture, Engineering, Studio, Purchasing, and other teams to ensure timely, quality construction.
• Customer Service : Strive for superior CSI ranking; ensure 100% complete and signed-off deliveries by COE; monitor and resolve customer or construction concerns; deliver pre-construction and pre-drywall orientations to buyers; provide homeowner orientations for a positive transition to their new home.
• Team collaboration : Participate in Community Teams and work with sales to emphasize teamwork and customer satisfaction.
• Safety & Quality Standards : Maintain a safe site with good housekeeping and OSHA compliance; facilitate weekly safety meetings; complete Quality Checkpoints and provide daily status updates; manage SWPPP for the site.
• External Partnerships : Work with NHQ-certified trade partners; drive permit and inspection sign-off; coordinate with inspectors (VA, FHA, City, County, State, and conventional).

Qualifications

High school diploma or equivalent required; Construction Management vocational degree or certificate preferred.

Minimum one (1) year as a Construction Manager or Superintendent in the homebuilding industry; 2-5 years of construction experience with a production homebuilder preferred.

Strong customer service orientation; ERP experience a plus; leadership, communication, and teamwork; data-driven decision making; proficient in Microsoft Office.
