The Position : Project Manager
We are looking for an inspiring, team-oriented Project Manager to join our team to work with both the development and
construction teams. In this role you will lead and be responsible for the full project lifecycle from acquisition through occupancy
on all assigned Projects.
As a Project Manager, your role may include….
DEVELOPMENT MANAGEMENT
- Be the point person for lender and equity.
- Accountable for project specific financial performance (development budget).
- Review and put in place utility contracts.
- Gather and compile the monthly bank draw packages to include all costs associated with development and construction.
- Send change orders to equity partners for approval.
- Approve / Track / Collect budget reallocations and forecasts and review the budget impact.
- Collect and approve all lien waivers and associated documents required by contract and lender for compliance.
DESIGN MANAGEMENT
If needed, lead and coordinate value engineering conversations with the design and construction team.Coordinate and resolve with the Civil Engineer, subcontractors, construction team on all civil issues with Municipality.Coordinate all design visioning and design issues with management to ensure design consistency and to achieve theoptimal project vision.
Ensure that the design teams are meeting their milestones for deliverables and that documents are thoroughly meetingdesign intent.
CONSTRUCTION MANAGEMENT
Lead weekly OAC meetings. Provide meeting agendas and meeting minutes.Perform weekly site walks with management to identify and record quality control issues for the subcontractors toresolve.
Track and keep updated the subcontractor’s buyout to ensure that subcontractors are on schedule for long lead items.Review the subcontractor’s monthly applications and ensure the request for payment is fair and reasonable against work-in-place. Compile all back-up information and lien waivers for the master Contractor’s application for payment.
Review and negotiate all subcontractor’s change order requests along for validity and make recommendation forapproval.
Oversee the submittal log and track all submittals (shop drawings, product data, cut sheets, mock-ups) with Owner andDesign Team for timely approvals.
Track closely the burn rate of general conditions, general requirements, contingency to align with percentage of workin place.
Help maintain the Master Construction Project Schedule. Identifying schedule float and areas of risks.CLOSE OUT AND OCCUPANCY (LEASE-UP) MANAGEMENT
Responsible for permit close-out.Coordinate and manage project punch-list walk.Coordinate hand-over meeting with Property Management and Contractor to ensure maintenance personnel is properlytrained on any required equipment.
Evaluate subcontractors’ Final Application for Payment against contract, punch list completion and makerecommendation for payment. Ensure final lien waiver and release of claims is provided by the subcontractors.
Help gather all warranties, owner manuals from subcontractors and participate in any required training for propertymanagement and maintenance staff.
Requirements : About you…
Must have excellent organizational, interpersonal and management skills.Must be able to manage and navigated shifting work priorities effectively.Have a thorough understanding of construction documents and how the disciplines interact with each other.Have a great understanding of sequencing of construction activities and construction means and methods.Have five (5) years of experience within construction and real estate and eight (8) years total of professional workingexperience.
Have good knowledge of Microsoft Office Suite, Adobe PDF Professional, Bluebeam, Smartsheet and web-basedproject management software, etc.

Hold a bachelor’s degree preferably in architecture, engineering, real estate or construction management. AMaster’s degree and professional credentials (OSHA, CCM, PMP) are a plus.
