Compensation : up to $120k depending upon experience

Schedule : Monday - Friday 8 : 00 -5 : 00 pm available for after-hour calls, emergencies

Essential Job Duties and Responsibilities :

• Directly supervise the onsite engineering and maintenance team, which includes hiring, training, and performance management.
• Manage, maintain, and repair all building systems, including HVAC, mechanical, electrical, plumbing, fire safety, and emergency systems.
• Supervise and schedule vendors, ensuring compliance with performance standards.
• Conduct regular inspections of all common areas, documenting findings and follow-ups.
• Develop and manage preventative maintenance programs and work order logs.
• Assist in creating RFPs, bid analysis, and overseeing capital improvement projects.
• Ensure safety compliance, obtain necessary permits, and coordinate equipment inspections.
• Respond promptly to emergencies and homeowner inquiries, resolving maintenance issues.
• Maintain inventory of tools and supplies
• Maintain preparedness for emergency response to flood, fire, power outage, earthquake, and other disasters.
• Participate in budget planning and monitor maintenance expenditures.
