ASSISTANT MAINTENANCE SUPERVISOR
Reports to : COMMUNITY MANAGER / JR. MANAGER / ASSET MANAGER / REGIONAL STAFF / MAINTENANCE SUPERVISOR
JOB SUMMARY : Maintains efficient operation and upkeep of the property buildings and grounds in a supportive role.
JOB SUMMARY : Per - forms service duties and supervises and coordinates activities of workers to ensure that all upkeep, inventory and repair of grounds and buildings of the property is completed in an efficient manner.
Responsibilities
Supervisory responsibilities
Assist in directly supervising one or more employees in the service department. Carries out Assistant supervisory responsibilities in accordance with Company policies and applicable laws. Responsibilities include assisting with interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Education and / or Experience
High school diploma or general education degree (GED); or one to three months related experience and / or training; or equivalent combination of education and experience.
Skills
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively with customers one-on-one or groups of employees of organization.
Mathematical Skills
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
Reasoning Ability
Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.
Certificates, Licenses, Registrations
HVAC certification is strongly suggested for this position. Certified Apartment Maintenance Technician (CAMT) is recommended as well.

Additional Requirements :
Attendance is an imperative job function. On-call is required.
Must perform snow removal during various hours / days during unfavorable weather conditions.
