Summary of the Position :
The Sr. Associate will work alongside the Risk Management team as they plan and implement corporate control, risk funding and insurance programs to minimize losses.
Key Responsibilities :
Insurance Procurement
- Coordinate with insurance markets to renew Global insurance policies.
- Gather and communicate exposures associated with portfolio changes.
- Create strategic plan for Company on annual basis ensuring best coverage and value for money.
- Ensure all insurance placements adequately satisfy all lender requirements.
- Coordinate with insurance markets to acquire and place insurance on development projects.
Policy Management & Billing
- Ensure all insurance documentation is accurate and retained.
- Prepare yearly insurance allocations and budgets for operational properties and funds.
- Analyze loss experience data and examine market rates and premium.
- Ensure the prompt payment of all insurance related premiums and fees.
Contract and Loan Review :
- Negotiate insurance requirements with 3rd parties - tenants, contractors, lenders and partners.
- Work on a consistent basis with all pertinent TSP executives to keep them up to date on any information pertaining to tenants, properties, lenders, etc.
- Contract review to identify exposure and opportunity for transfer of risk.
- Communicate with joint venture partners to provide comfort level with coverages.
- Review and negotiation of insurance requirements on Lender documents
Reporting & Communications
- Assist department in external communications and quantification of insurance risk associated with business transactions.
- Assist department to effectively communicate to internal senior management the risks and costs associated with risk in their decision making process.
- Coordinate with and provide consultative support to other internal teams to assure the proper risk management approach in all areas of business.
- Involve and coordinate with external risk management parties, providing input where necessary.
- Support department goals and objectives on various projects.
- Attend seminars and external training sessions.
Claims & Loss Control
- Coordinate claims process internally and with our external claims resources.
- Work closely with all Properties and Managers to communicate effective use of coverage and educate on how to minimize losses.
- Develop and manage loss prevention programs.
- Participate in loss safety coordination meetings, trainings and site visits.
- Review insurance policies and negotiate enhancement to coverage elements.
- Report and manage resolution of claims
Skills & Qualifications :
- Minimum of 5-7 years of relevant risk management experience, legal focus preferred.
- Bachelor’s degree and legal degree required; preferred Juris Doctor Advanced or paralegal.
- Experience with real estate and construction insurance industry preferred.
- Strong written and verbal skills, with the ability to access and communicate complex topics to senior management and third parties in an efficient and effective manner.
The base compensation range for this role is $120,000 to $130,000. This role is also eligible for a discretionary annual bonus, as well as access to our comprehensive medical, dental, and vision insurance, life and disability insurance, 401(k) plan (with matching contributions), wellness benefits and all other benefits afforded to full-time Tishman Speyer employees.
This base range reflects a number of factors including, but not limited to, relevant experience, skill sets, and / or licensure required of an individual in this particular role.
The base range is also specific to members of Tishman Speyer’s New York team, as we’ve considered factors specific to this geography.
