The Maintenance & Grounds Technician is a non-exempt hourly position requiring a minimum of 1 years' basic technical skills, general knowledge / abilities, and / or experience related to at least two or more of these key areas : plumbing, electrical, drywall and / or painting, appliance repair, equipment, hardware, preventative maintenance, some HVAC, etc.
Experience required is dependent on the building type where American Campus Communities is looking to hire.
This position will also focus on quality upkeep and cleanliness of all facilities and grounds, including common areas and amenities, individual units, buildings, entryways and breezeways, parking lots, landscaping, signage, lighting, etc.
in accordance with American Campus Communities' (ACC) stated policies and procedures.
Critical Duties :
- Assists in the day-to-day Facilities Operations of the community to include, but not limited to : cleanliness of grounds as outlined by ACC's Basic Operating Standards and Systems (BOSS), complete assigned work orders, troubleshooting repairs, general maintenance and care of facilities as assigned.
- Implement all assigned duties related to the ACC BOSS program daily, specifically focused on grounds maintenance and trash removal, general cleaning of common areas and offices, vacuuming and / or mopping, pool cleaning and skimming (if applicable), cleaning in units as assigned including but not limited to : common areas, bathrooms, kitchens, etc.
- General maintenance upkeep and repair to include, but not limited to : drywall and painting, power washing and deep cleaning, trash and debris removal, appliance repair, etc.
- Assist as assigned in regular preventative maintenance and facilities plan tasks to include, but not limited to : filter changes, controlled access and gate audits, fire and safety equipment audits, light audits, key audits, amenities and equipment audits, interior and exterior breezeway inspections, etc.
- Key participant in annual Turnover process and ongoing unit and / or bedroom make-ready process.
- Responsible for understanding and following the ACC key policy.
- On Call Duties as assigned which may include nights, weekends, and / or holidays.
Essential Duties : (Other Duties May Be Assigned)
- Based on demonstrated experience, may assist in repairs of on-site equipment including but not limited to : plumbing, electrical, appliances, equipment, hardware, HVAC, etc.
- Be familiar with all maintenance policies and procedures and be available to assist in after-hours maintenance emergencies when necessary.
- Assist in logging inventory of supplies used while conducting and fulfilling all work assignments, and making sure to alert management when items are low and / or out of stock.
- Understand and follow safety protocols for appropriate operation and maintenance of equipment and machinery, and golf carts (if applicable).
- Attend all mandatory staff meetings and necessary training.
- Maintain a professional and positive attitude with fellow staff members and customers at all times to build rapport and create a positive experience for the team, residents, and all customers.
- Report resident and / or staff behaviors that violate the law, the lease agreement, employee handbook, etc. to appropriate on-site management, Operations leadership, and / or Human Resources.
- Report any observed violations of property rules and regulations to appropriate member of management.
- Participate in the execution of regular Turns, Move-Ins, and Move-Outs as directed and / or assigned by the community management.
- Understand and follow outlined dress code policy.

- Work order management and tracking system(s) - preferred, but not required.
Skill In :
- Independent work.
