ESSENTIAL FUNCTIONS

  • Establish and foster positive long-term relationships with all business partners including owners, architects, engineers and subcontractors
  • Cultivate and manage relationships with new and existing clients; Provide clients with accurate estimates and value engineering
  • Assume single responsibility for large, complex projects; assume overall responsibility for the preconstruction stage of each project
  • Identify tasks to be accomplished in order to satisfy contractual requirements
  • Ensure estimates, schedules, constructability reviews, value engineering efforts, cost report planning and purchase planning efforts and documents meet detail, schedule and quality requirements.
  • Provide overall Preconstruction effort oversight and show ability to lead a project team and project solutions
  • Manage estimating process through initial advertising / prequalification and solicitation of subcontractors, bid evaluation process and award
  • Effectively schedule complete Preconstruction effort including all estimate milestones, durations and identifying long lead items and other needs
  • Interface with Owner, Architect / Engineers and subcontractors to resolve technical matters during design or prebid, and provide engineering and cost data regarding project feasibility.
  • Organize departmental team so that each estimator involved knows responsibilities and deadlines
  • Mentor / teach junior estimators all aspects of the preconstruction process
  • Prepare estimates for all stages of design from Conceptual through Final Construction Documents (Design / Build, Guaranteed Maximum Price, and Hard Bid diversity)
  • Perform value engineering and life-cycle costing
  • Develop and write all bid packages and subcontractor scopes of work
  • Participate with the Project Manager in the award of subcontracts and write all subcontracts before turning over to the construction team
  • Demonstrate exceptional presentation and sales skills while serving on RFP / Interview teams
  • Other duties as assigned
  • Use safety equipment as prescribed by the company to ensure safety on the job site
  • As a safety-sensitive position, complete adherence to alcohol and drug use policies set by the company
  • In-person, predictable attendance at assigned location

EDUCATION / EXPERIENCE

  • Bachelor's degree in Engineering, Construction Management or equivalent field
  • Minimum of three (3) to five (5) years of Construction Management / General Contractor experience
  • Verifiable work references demonstrating exceptional accomplishments, leadership and communication skills

SKILLS

  • Solid computer skills; Proficient in Microsoft Word, Outlook, Excel
  • Proficient in the use of estimating software
  • Able to read drawings and specifications
  • Strong understanding of commercial construction industry practices and standards
  • Knowledge of construction costs, project budgeting, vendor selection, client proposals and owner / architect / general contractor industry expertise.
  • Strong customer service orientation
  • Strong organizational, multi-tasking and planning skills
  • Excellent verbal and written communication skills
