Project Manager - Residential Construction

Our client, an established Seattle multi-family home builder, is looking for a Residential Project Manager to join their team.

As the Project Manager, you will play a crucial role in the success of residential development projects. You will be responsible for managing the entire project life cycle, working cross-functionally to ensure timelines are met and effectively addressing any changes to budget or scope.

Responsibilities of Project Manager :

  • Coordinate and supervise all construction activities.
  • Direct all field personnel to complete the project on schedule, within budget, and with quality workmanship that conforms to plans and specifications.
  • Create and maintain construction schedules
  • Schedule inspections as necessary throughout the process.
  • Understands the project plans and specifications.
  • Manage sub-contractor relationships, including monitoring and controlling performance.
  • Meet construction budget by monitoring invoices, ensuring completion of the activity, and implementing corrective actions.
  • Provides daily and weekly schedule progress reports for each project.
  • Prevents fines and interruptions by complying with and enforcing codes.
  • Maintains positive relationships with customers, contractors, suppliers and other employees.
  • Supervises completion of a final punch list per project before turning it over to Customer Care.
  • Monitors development, submittals, approvals and recording of platting documents, sales documents and CCR’s.
  • Develop and maintain relationships with DPD reviewers and design professionals.

Qualifications of Project Manager :

  • Minimum of 3 years’ construction experience, or a degree in construction, engineering or architecture.
  • Experience working with local municipalities, inspectors, utility providers, and officials preferred.
  • Ability to read and understand Construction Documents such as blueprints, scopes of work, schedules, specifications, safety manuals, etc.
  • Familiarity with change orders, purchase orders, variance PO’s, etc.
  • Experience with BuilderTrend preferred.

Compensation : $90-120K + Bonus
