Position : Preventative Maintenance Utility (Engineer I)
Status : Hourly, Non-Exempt
Reports to : Director of Facilities
GENERAL PURPOSE :
Responsible for maintaining the general condition of the property with regards to all aspects of basic electrical, carpentry, plumbing, mechanical and painting work.
Complete maintenance request work orders for all departments in a timely manner. Participate in the preventative maintenance program for all building equipment and rooms.
Complete all other special projects assigned as required.
ESSENTIAL DUTIES / RESPONSIBILITIES :
- Maintain complete knowledge of and comply with all department policies, procedures, and standards.
- Complete guestroom preventative maintenance in a timely manner with desired results.
- Maintain complete knowledge of correct maintenance and use of equipment. Use equipment only as intended.
- Anticipate guests' needs, respond promptly and acknowledge all guests needs in a manner that best represents the hotel.
- Always maintain positive guest relations.
- Assist in responding to all maintenance radio calls as needed in a positive and professional manner.
- Resolve all guest complaints, ensuring guest satisfaction.
- Monitor and maintain cleanliness, sanitation, and organization of all engineering areas.
- Maintain timelines and work schedule in accordance with the preventative maintenance program for both guestrooms and mechanical systems.
- Schedule preventative maintenance with appropriate staff and departments.
- Assist as required to all life safety and medical events as required.
- Assist as required to set up meeting / convention rooms for guests as required.
- Maintain professionalism at all times, focus on productivity, and exceed guest expectations at all times.
- Assist with special projects assigned.
- Attend department meetings as required.
- Recommend energy saving ideas.
- Recommend safety ideas; participate in loss prevention and other safety programs.
- Clean walls, doors, woodwork, and paint as needed.
- Repair furniture and fixtures.
- Respond to both guests and hotel staff reports / calls of non-functioning equipment immediately.
- Maintain guestrooms in operating condition by performing repairs / maintenance as needed.
- Understand the guest room preventative maintenance program.
- Prepare preventative maintenance cart for use daily.
- Repair or replace appliance and bath fixtures.
- Maintain general appearance of all rooms' furniture, fixtures, and finishes.
- Repair and maintain guestrooms HVAC systems to ensure operation and highest efficiency.
- Maintain guest floor corridors assigned to ensure attractive appearance.
- Create 100% guest satisfaction.
- Give personal attention, take personal responsibility, and use teamwork when providing guest service.
- Find a solution and follow through when resolving guest issues.
- Perform other duties as assigned to ensure guest satisfaction.

JOB QUALIFICATIONS :
- Minimum 1 year experience as a commercial building maintenance technician.
- Working knowledge of hand tools, power tools, and general maintenance practices.
- Good understanding of the English language.
- Good communication skills, both written and verbal.
- Ability to compute mathematical calculations (add, subtract, multiply, divide).
- Ability to interpret manufacturers' literature for installation, preparation, use, and maintenance of various materials, equipment, and supplies used throughout the property.
- Be well organized and follow instructions.
- Follow all chemical, equipment, and company safety procedures.
- Focus attention to details.
- Prioritize tasks and comply with deadlines for work assignments.
- Work and perform work assignments with minimal supervision.
- Work cohesively with co-workers as part of a team.
- High school graduate or equivalent.
- Certificate of completion of specialized training preferred.
- Able to perform all duties with or without reasonable accommodation.
