SUMMARY OF JOB RESPONSIBILITIES :

The Operating Engineer maintains and repairs the hospital’s boilers and associated equipment; performs preventive maintenance as assigned;

performs unscheduled maintenance as assigned. Primary specialty is boiler operations. Reports to the Facility Manager or Team Coordinator.

Duties performed under general supervision following Support Services and Health Center’s policies and procedures. Required ability to work closely with team members on multiple assignments to meet deadlines with minimal supervision.

Will be expected to seek solutions to operational barriers and contribute continuous quality improvement. Position interacts via alpha numeric pagers, telephone, written or verbal communications with all employee levels within Support Services department, clients, patients and customers.

Must conform to all safety policies and procedures in effect. Works as assigned in emergency or disaster situations.

QUALIFICATIONS / EDUCATION :

High school graduate or equivalent, emphasis in industrial arts. Must poses analytical skills in order to make calculations for installation and repair of equipment.

Must possess a State of Ohio, High Pressure Boiler Operators License. Must successfully complete the required training program within the defined probationary period.

Must have the ability to communicate effectively with co-workers and customers. Ability to read, follow and understand instructions (verbal and written) and use basic math skills as required.

In addition, incumbent must be flexible and adapt easily to changes in work schedule, assignments and environment.

EXPERIENCE :

Minimum of two years of experience in a commercial or industrial work setting. An above average knowledge of the MEP (mechanical, electrical and plumbing) fields is required.

Must be familiar with major systems (MEP) and their repairs. Must be able to read mechanical, electrical, and plumbing prints and schematics.

Hospital experience is preferred.

PRINCIPAL JOB ACCOUNTABILITIES (Essential Functions) :

1. Upon assigned a task, selects appropriate tools and parts to complete assigned preventive or unscheduled maintenance task.

Maintenance actions must be completed IAW applicable coded and regulations, for example, National Fire Protection Association 9NFPA), National Electrical Code (NEC), National Plumbing Code, Federal, State and Local regulations;

Health Center’s Policies and Procedures and other governing or regulatory bodies.

2. Operate boilers and auxiliary equipment, reads gauges and charts, tests and treats boiler water, checks auxiliary equipment, puts boilers in service;

takes boilers out of service, lubricates equipment; performs minor maintenance; records daily logs; answers telephone and performs other duties as assigned.

Operates systems in emergencies to protect life and property and performs other duties as assigned; is on call for emergencies and disaster situations and maybe assigned to other maintenance duties when required.

3. Operates boilers and auxiliary equipment. Is responsible for care, cleaning and operation of all boilers and auxiliary equipment maintaining steam and power for hospital buildings.

Fires up or shuts down boilers by means of various electrical controls and opening and closing valves as required. Starts or stops feed water pumps as necessary to maintain operating pressure.

Maintains a constant water level for safe operation and blows down boilers to remove impurities.

4. Reads gauges and charts to maintain proper pressure and flow of steam, water, oil, gas and draft. Adjusts functional parts of devices and control instruments.

Installs special functional parts as necessary. Lubricates and clean parts.

5. Tests and treats boiler water. Uses chemical test kit with various written procedures to determine chemical content of water for proper boiler operation.

Measures proper portions of required chemicals to be injected into each boiler. Places chemicals into correct chemical tanks and adjust chemical flow to meet required water (steam) quality.

6. Disassembles equipment to gain access to and isolate defective parts. Repairs or replaces defective items

  • 7. Check auxiliary equipment, feed water pump pressure, gas burners for proper operation; deaerator tank water level and temperature;
  • condensate receiver pumps and water level; induced draft fans for hot bearings and loose belts; air compressor for pressure levels, operating temperatures and belt slippage;

water column for proper and safe operating levels.

  • 8. Puts boilers in service. Make visual inspection of boiler making sure water is at operating level; checks damper for proper operation;
  • open gas valves; manipulates electric controls to light burner; after warm up, opens feed water valve, stop valve and non-return valve;

adjust burner limit to maintain steam demand.

9. Take boiler out of service. Shuts power off to burners; shut off electric and tags out; shuts off feed water valves, shuts off natural gas, closes main steam stop valve;

shuts non-return valve and opens vent.

10. Cleans and lubricates equipment. Obtains rags and dust brushes from maintenance storeroom. Cleans by wiping, brushing and blowing off with air hose, lubricates by using grease gun, oil or spray lubricant.

11. Performs minor maintenance, (e.g. changing light bulbs, adjust packing on valves, replace malfunctioning electronic control components, repair small leaks.

12. Records daily log recording activities and system readings, (e.g. feed water temp, house water and flue gas, pressures of feed water, steam and other measures as required by regulation or hospital policies and procedures).

13. Records telephone calls on log and calls maintenance workers as needed. Informs supervision via telephone.

14. Performs other duties (e.g., housekeeping, sweep, scrub, hose, etc.) of boiler room and surrounding areas. Makes routine rounds in mechanical equipment rooms, electrical rooms and storeroom making visual inspections for malfunction or unusual noise(s).

Watches over hospital alarms and call out the on call personnel if needed.

15. Maintains appropriate license(s) to operate high-pressure steam systems through the State of Ohio. Can be scheduled for shut down(s) that require extra personnel in boiler room (as needed).

Substitutes backup equipment in case of failure to keep hospital functioning safely and comfortably at all times.

16. Duties are performed by guidelines and operators are licensed through the Department of Commerce Division of Industrial Compliance, the State of Ohio.

17. Performs other duties as assigned.
