POSITION SCOPE AND ORGANIZATIONAL IMPACT
The Quality Manager is a challenging leadership position tasked with enforcing uniform Quality Control measures listed in the Quality Control Manual across projects within South Florida.
It includes cradle-to-grave involvement in 4 to 5 projects at a time from Preconstruction through Operations and into Warranty.
The Quality Control Manager interacts with Project Operations Teams, subcontractors, and other Quality Control Managers on a daily basis to ensure that Moss standards are met or exceeded, resulting in diminished Warranty items and post-construction claims (including 558s).
The Quality Manager will additionally work with the Risk Management department assisting in 558 matters and other claim issues.
The Quality Manager reports directly to the Quality Control Director.
The Quality Manager is expected to conduct pre-construction meetings for each critical trade and implement project-scope specific Quality plans as needed.
The candidate is expected to follow up with the operations teams to ensure that the Quality Program is being fully implemented and documented.
The Quality Manager is expected to walk each jobsite as needed and document any non-conforming conditions, inform the appropriate parties and assure the issue is duly handled to the satisfaction of all parties.
The position calls for a high energy, detail oriented, multi-tasker, with an in-depth and well-rounded construction knowledge.
The candidate should possess a general knowledge of both Project Management and Superintendent roles.
The ideal candidate shall have specific knowledge and ability to read and interpret construction documents such as plans, specifications, contracts, submittals, RFI's, and other such materials to fully understand the project and assess perceived and reported issues.
They will be able to determine when to escalate issues to other team members, contractors, specialty engineers, leadership, or legal / claims as required.
ESSENTIAL JOB DUTIES AND RESPONSIBILITIES
Review drawings at Preconstruction Phase to identify items that have exhibited constructability issues and / or prior failures and seek alternative solutions.
Request, review, and approve Quality Plans from all subcontractors
Identify project team members for each project to fit the roles specified in the Quality Matrix as per the Quality Manual
Conduct a preconstruction meeting for all relevant trades. Review each trade checklist in the field and in an office setting
Walk the project on a regular basis and document current status and all deficient conditions in Intelex or Procore on specific forms
Ensure that all deficient conditions are satisfactorily remedied, and documentation is completed with photographs and signoffs from architect, engineer, manufacturer and other trades as applicable
Ensure manufacturer's representative visits the site as required to validate all warrantees and guarantees of the work
Create project specific Quality Control plans for special features and out of the ordinary construction scopes, materials and products
Interact with Warranty team to ensure smooth transition into warranty and stay abreast of all warranty issues that could be averted by Quality measures
Conduct meetings as required with operations, subcontractors, design professionals and subcontractors / trade partners to report Quality issues
Assist the construction teams with plan and submittal reviews from a Quality Control perspective
Participates in company-sponsored events, task team committees, industry-related organizations, and college / general recruiting activities
Partakes in training programs, continuing education, seminars, and conferences
Have a strong understanding of applicable building codes, local and state statutes and trade manuals
Perform other duties as assigned
EDUCATION AND WORK EXPERIENCE
Bachelor's degree in construction management, engineering or related discipline or 10 years' experience in retail / high-rise / commercial construction
Strong computer skills are a necessity, including familiarity with construction project management applications such as Procore, PlanGrid and Intelex
Strong communication and interpersonal skills and are required to interface directly with trade contractors, owners' representatives, the design team, building departments and other team members
Strong leadership skills are required
