Position Overview

Under the direction of the Vice President of Procurement, the Director of Procurement will be responsible for leading the purchasing team that supports our vertical construction projects as well as the sourcing team that supports our Indirect and MRO (maintenance, repair and Operations) needs.

More specifically they will be responsible for ensuring the timely execution of agreements with vendors and suppliers that meet our budget parameters, project manage vendor selection for new markets, maintain as well as improve business systems and develop the managers.

As such, you will be expected to act as a Redwood brand ambassador, promote our brand and provide the best resident experience possible.

All Redwood employees are expected to conduct all organizational business and practices in accordance to Redwood company policies.

Essential Duties & Responsibilities

  • Define strategies for each construction market (new vs growth vs softening) and lead the collaboration across the organization for successful implementations
  • Accountable to purchasing and sourcing teams negotiating the best available terms with vendors and suppliers that meet our cost, quality and schedule needs
  • Ensure systems are in place that monitor subcontractor cost estimates to support budgets for new projects
  • Managing the construction budget for contracted items ensuring cost-effectiveness and compliance with contracts and regulations
  • Develop and maintain department metrics to provide updates on progress to internal stakeholders
  • Ownership of business system development, maintenance, updates, and improvements across the procure to pay processes including take off databases, SharePoint sites, vendor portal, Operations self-service procurement site,
  • Evaluating, monitoring and improving the performance and quality of suppliers and contractors along with resolving any issues or disputes
  • Supervising and mentoring the managers and providing training and guidance on procurement policies, procedures and best practices
  • Conducting market research and analysis to identify new opportunities and trends in the construction industry
  • Responsible to ensure all purchase orders and subcontractor agreements are executed per project schedules and Operational needs
  • All other related duties, as assigned.

Required Qualifications, Education & Certifications

  • Bachelor's Degree Required; MBA preferred
  • 7-10 Years of related experience required
  • Construction management software experience required
  • Yardi experience preferred.
  • General computer proficiency
  • Proficient in Microsoft Office

Working Conditions

This job operates in a professional office environment with the need to travel 50%. In this role, the employee will routinely use standard office equipment such as computers, desk phones, iPhone, photocopiers, etc.

The employee is frequently required to sit, stand, bend and walk with the ability to lift 20 pounds where applicable.
