Phase 3 Real Estate Partners is a real estate development firm that delivers cutting edge projects for the life science industry.
Our real estate is home to biotech, pharma, and research institutions in over 4.5 million square feet under management in San Diego, Boston, and San Francisco.
Phase 3 operates under a programmatic joint venture with Bain Capital Real Estate and is actively seeking to expand the platform.
POSITION INVESTMENT ASSOCIATE
We are seeking to fill two Senior Analyst / Associate positions.
The Senior Analyst / Associate position is an opportunity to be a part of an active, growing real estate platform with broad responsibilities across investments, development, and asset management.
The position will be directly involved in strategic planning, acquisition, budgeting, development, leasing, operations and reporting related to the company’s platform and assets.
Helping run projects from cradle-to-grave , the selected candidate will gain an excellent foundational knowledge of the industry while working in an entrepreneurial environment.
Unfortunately, we will not consider applications for those coming directly from undergraduate programs as this position requires significant financial modeling experience.
This is not a remote position.
FINANCIAL ASSOCIATE RESPONSIBILITIES :
- Evaluate multiple real estate strategies including value add, ground up development, and portfolio level acquisitions
- Conduct sophisticated financial analysis of cash flow projections using Argus Enterprise, proprietary excel models, and historical accounting data
- Provide analytical support to colleagues in the areas of fund operations and asset management
- Analyze potential tenants and their financial impact at both the asset and portfolio level.
- Review supporting documents and schedules including : leases, rent rolls, budgets, contracts, company financials, construction schedules and charts
- Prepare institutional reporting for capital partner and participate in weekly strategy meetings
- Gather and evaluate economic and market data
- Be a member of a team that constantly strives to improve through creative and critical thinking
- Some travel required, primarily west coast
QUALIFICATIONS, SKILLS & EXPERIENCE :
- BA / BS degree in real estate, finance, accounting, or related field with strong record of academic achievement
- Ability to work independently and as part of a team
- Minimum of 2 years in related work experience
- Proficient in Microsoft Office : Excel, PowerPoint, Word, and Outlook.
- Proficient in Argus Enterprise
- Knowledge of accounting and financial statements : Balance Sheet, Income Statement, Cash Flow Statement
- Knowledge of Internal Rate of Return, Net Present Value, Promote Calculations, and Fund Mechanics
- Strong financial and analytical ability with ability to multi-task and set priorities
- Proactive thinking with detail-oriented and solution orientated approach
- Desire to learn and grow into additional responsibilities
- Candidate must be authorized to work in the United States for a minimum of 5 years
BENEFITS & PAY :
- $100k-$120k plus 20-30% annual bonus, depending on performance. All employees also receive a share of the profits, which can be significant, when properties are sold
