Painter - Plant Services - Full Time

Position Summary :

Under the direction of a Supervisor or his / her designees, the Maintenance Technician / Painter performs a variety of maintenance and engineering duties including maintaining, repairing, operating, and renovating plant and facilities for the Engineering Department.

Incumbent is guided by a basic knowledge of building trades, carpentry, painting, electrical, plumbing, HVAC and mechanical repairs, plant maintenance methods, techniques and procedures, operation and use of department equipment and supplies.

Incumbent must have advanced knowledge of painting and carpentry. Assigned duties are implemented in a manner appropriate to the age specific needs of the individual served.

The Maintenance Technician / Painter works closely with a supervisor who may provide general daily work assignments and oversight of tasks performed.

Paint walls, ceilings, interior and exterior woodwork, furniture and fixtures. Apply other finishing materials (., plaster, stain, varnish, Repair plaster and sheetrock walls.

Education, License & Cert :

High school diploma or equivalent required. Two years of trade school required, or five (5) years comparable related experience.

Licenses : A valid driver’s license is required for travel to various facilities. During orientation period, employee maybe required to participate in a "Powered industrial truck operators" course (#78 199 published by NIOSH) and is able to interpret and exercise all information and rules set forth in the regulations.

This must be renewed by incumbent every two years.

Experience :

1. A demonstrated skill in one trade and basic understanding of other trades acquired through on the job training.

2. Ability to read, comprehend, and transmit complicated detailed instructions in writing and orally.

3. Must have knowledge of all applicable OSHA standards, ., Right to Know, Lock out Tag out, ladder safety, and other standards that may apply.

4. Ability to perform basic arithmetic calculations is required.

5. Must have good written and verbal communication skills and interpersonal skills that are required for effective communication with staff and management.

6. The ability to make decisions and meet deadlines is required.

7. Ability and willingness to work in a manner that will not needlessly endanger the safety of themselves, others, and equipment required.

• 8. Personal protective equipment is required to perform the following job operations : working on / above ceiling with approved eye protection;
• using hand / power tools with approved eye protection; soldering and brazing with approved face, eye, and hand protection;

handling chemicals with approved face, eye, and hand protection.

Essential Functions :

1. Assists in making decisions on all normal and minor repairs and reports major problems to a supervisor.

2. Constructs, finishes, installs, maintains and repairs equipment, systems and facilities related to any craft or combination of same, using power and hand tools and other necessary equipment.

3. Performs a variety of other semi skilled and skilled work in various crafts such as carpentry, plumbing, welding, painting, wall repair, flooring repair, electrical work, sheet metal work, masonry, machinist work, etc.

4. Cleans, lubricates, services, repairs, installs, and diagnoses malfunction of HVAC equipment, sterilizers, dietary equipment, sprinkler and standpipe systems, electrical systems and other plant and specialty equipment.

5. Plans installations, does layouts, fabricates, recommends material and alternate methods of installation.

6. Identifies system failures and troubleshoots equipment in detail.

7. Works alone to solve problems, and when called upon, can take the lead on a given job with another Maintenance Technician.

8. Responds to emergency problems in the facility and makes emergency repairs as needed.

9. Provides the various skills required to maintain the systems, equipment and facilities, in a clean safe operating condition in accordance with local, state, and federal regulations as well as department policy.

10. Maintains logs, performs rounds, and completes . work orders, tests, and inspections. Makes recommendations for modification or improvement of preventive maintenance systems.

11. Reads simple blueprints or models to learn work layout or plans own work layout, making routine computations as needed.

12. Replaces plaster in holes and cracks in old finished surfaces; fills holes and cracks in wood surfaces with putty or plastic wood.

Cuts out plaster walls when necessary for access and repair same. Repair of cement block walls.

13. Paints and / or finishes furniture, fixtures, patient rooms and other interior areas and parts of exterior structure throughout the entire hospital complex as directed.

14. Is part of weekend / holiday rotation schedule to provide 24 / 7 coverage.

Other Duties :

1. Rigs scaffolding and sets up ladders as required. Spreads protective cloth.

2. Prepares surface for finishing by scraping, sanding, brushing, or burning off old finish coats or by removing with commercial removers, whichever is appropriate.

3. Interprets paint formula for mixing and blending to required color and consistency.

4. Applies stain, shellac and varnish as required.

5. Stencils when needed.

6. Applies and repairs regular and vinyl wall coverings as directed.

7. Marks pavement as directed.

8. Removes debris and cleans each work area upon completion of assignment.

9. Adjust hinges of doors (wood and metal) to allow for proper operation.

10. Adjusts, repairs and repins locks and closers for proper operation.

11. Effectively and courteously communicates with administrative, medical, and supervisory staff employees, patients, representatives of architects, contractors, vendors, etc.

12. Performs a variety of building services duties.

13. Operates motor vehicles.

14. Maintains shops, mechanical spaces, patient areas, etc. in a clean, safe manner.

15. Serves as a member of the fire response team.

16. Assists in removing snow from facilities grounds and maintains grounds as required.

17. Is authorized to access secure storage areas in the performance of essential job functions and duties.

18. Demonstrates cost effectiveness by : proper use and care of equipment; appropriate and prudent use of supplies; accurately recording labor and supply charges and appropriately utilizing available resources.

19. Attends mandatory in services as required.

20. Performs related and other department duties as required.
