Job DescriptionThe Maintenance Supervisor is responsible for managing the service operations of one residential apartment community.

This includes meeting with and presenting various recommendations to owners and senior leadership, developing scopes of work, managing capital projects of all types, managing vendor relations, and analyzing properties with respect to capital needs, budgeting, and maintenance.

This position is also responsible for overseeing the recruitment, training, and management of the onsite maintenance staff.

  • ResponsibilitiesLead by example and be a role model for the standards and behaviors consistent with the core values and culture of Jones Street ResidentialSupport the property in daily operational matters to ensure that the properties needs are met and that the JSRs standards are upheldForecast expense needs and contribute to the annual budget planning and long-term capital planningManage the financial performance of the property in accordance with the established budgetIdentify areas for improvement and communicate suggestions to improve efficiency, expense savings, productivity, and revenue generating ideasReport difficulties such as employee performance, financial liability, and asset conditions that may place property operations in jeopardy toResolve problems and escalate to the attention of Community Manager or Senior Management when necessaryOversee the management of resident and property service requests to ensure work is completed correctly and timelyUtilize feedback to improve standard operating procedures and customer servicePeriodically inspect work performed by other maintenance team members, contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as requiredMaintain adequate inventory of spare maintenance materials and work with Community Manager to order supplies and tools as needed to stay within budgetary guidelinesComplete monthly preventative maintenance procedures including routine property inspections of buildings, property and mechanical systems, and act to quickly address risksConduct regularly scheduled team safety meetings, keep up to date on all OSHA and other safety related laws and requirements to ensure property complianceDemonstrate excellent customer service and interpersonal communication skills, effectively interact with residents, clients, team members, and other business contacts, respond courteously to questions and requests, and stay calm when addressing and resolving customer problemsLeads, develops, and train staff to meet established goalsAssist with staff development, including interviews, coaching, counseling and teaching to ensure that proper procedures are followedTroubleshoot and repair HVAC, plumbing, electric, major appliances, and all other systems on property;
  • handle tile work, carpentry and drywall repairsParticipates in on-call emergency rotation and respond to emergencies after hours as neededQualificationsFive to seven years of experience in property maintenance management, other building maintenance or related trade is requiredGeneral contractors license preferred;

licenses and / or certifications for HVAC, mold, asbestos removal, pool operation, electrician, construction, etc. preferredEmployment history that demonstrates the application and usage of mechanical, electrical, plumbing, and / or HVAC maintenance and repair techniquesDemonstrated management and supervisory skills necessary to lead, direct, evaluate, and mentor subordinate and peer employee staffExperience creating and managing a budget and / or P&LDemonstrated ability to read, write, and communicate effectively to comprehend and complete legal, financial, and human resources documents, to create and make presentations to senior management and staffDemonstrated proficiency in word processing, spreadsheet, and database management programs to complete required reports and employment documentsDemonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percentages to complete financial records, budgets, and other fiscal reporting informationProficiency with industry software, apps and computer programs, Yardi experience highly preferredOutstanding communication skills, both written and verbalMust have valid drivers license and a reliable form of transportationBenefitsMedical, Dental & Vision (100% covered by employer)Retirement Plan (401k, IRA)Life Insurance (Basic, Voluntary & AD&D)Paid Time Off (Vacation, Sick & Public Holidays)Parental LeaveShort Term & Long-Term DisabilityJones Street Residential Inc.
