Maintenance Director

Partners with the Community Manager to execute facility, common area, and preventative maintenance work orders required to maintain all assets of the community.
The Maintenance Director has daily contact with residents and onsite personnel and therefore is a key participant in a leadership role.
In the future, this position may include supervising maintenance staff.
Position Responsibilities :
- Works with On-Site Community Manager to meet and exceed the maintenance needs of all facilities, amenities, and grounds.
- Performs a variety of maintenance tasks for all common areas and facilities by initiating, performing and overseeing maintenance projects of large master planned community with extensive facilities to maintain.
- Works with the On-Site Community Manager in managing the priorities for all maintenance related and capital improvement activities within the assigned property.
- Carry out the implementation of various policies, standards, procedures and programs relating to the overall maintenance and upkeep of the property.
- Work with the onsite team, committees, and homeowner volunteers to set up and prepare facilities for special events and meetings.
- Develop scopes of work for small improvements / services and seek out qualified contractors to bid the work.
- Develop and maintain relationships with vendors, negotiating pricing, monitoring project completion, completing quality assurance, and collaborating on approved vendor list.
- Other related duties as directed.

- Possess technical skill and ability to operate a wide variety of hand and power tools.
- Time management : The ability to organize and manage multiple priorities and meet deadlines.
- Complete tasks from start to finish in a quality manner, on time, within budget and while meeting applicable codes.
- Ability to troubleshoot effectively and communicate the solution(s) to Manager.
- Ability to read, write, speak and understand the English language in order to interact effectively with residents and staff.
- Ability to read and understand blue prints and mechanical drawings.
- Ability to gather information, analyze it, seek input and make sound decisions.
- Computer and internet proficiency.
- Ability to work independently.
Physical Demands & Work Environment :
- Works indoors and outdoors.
- Requires physical ability to stand for long periods, climb stairs and ladders, squat and bend.
- Ability to stand and walk for extended periods of time, in crowded areas and in confined spaces.
- Ability to work on uneven surfaces, in hot, cold and wet conditions, climb and stand on ladders and scaffolding at heights of up to 50 feet.
- Able to handle various manual and power tools.
- May work independently or as part of a team.
Experience Required
4 year(s) : High school diploma or GED and four (4) years of full time, paid, professional experience working in a maintenance role.
Working knowledge of plumbing, electrical, HVAC, pool maintenance, painting, dry wall, welding and other maintenance skills necessary to complete work orders.
Valid Driver’s License required.
Preferred
2 year(s) : Two (2) years of experience in facilities and grounds maintenance, preferably within an HOA or property management environment.
