The Site Manager will oversee renovations and capital Improvement projects at multiple multi-family residential communities for the Company.
Duties will include purchasing, receiving, storing, and distributing material. Regular field visits of projects ensuring scheduled progress and quality standards are met.
Additional responsibilities will be to maintain and track inventory as well as managing tools, equipment, and vehicles for the company.
This position will also research and identify products and material that are best suited for the company needs and budget.
Assist the Renovations / Capital Management team in various field roles as needed.
ESSENTIAL DUTIES AND RESPONSIBILITIES :
Create comprehensive material lists to be used for renovation ordering according to property and floor plan.
Purchases supplies, materials, and parts for the company.
Maintains knowledge of trends, prices, buyers, and delivery conditions to anticipate future material availability; directs purchasing programs accordingly.
Coordinate orders and deliveries to meet various schedules and project timelines.
Negotiates with vendors for optimal cost and delivery times.
Maintain a purchase order system and reasonable 'unit assignment' tracking for material purchases.
Collaborates with sales, customer service, and logistics departments to maximize efficiency in the purchasing and inventory control department.
Communicates with suppliers to resolve problems that may arise regarding delivery, quality, price, or conditions of sale.
Verify that all deliveries match purchase orders and track / confirm relevant invoice accuracy.
Develops and implements policies and procedures related to purchasing and inventory control with a goal to maximize efficiency and optimize workflow.
Maintains material storage and equipment areas ensuring they are neat, clean, and professional at all times.
Maintains master inventory database of tools, equipment, and vehicles owned by the company and manages appropriate maintenance schedules to ensure optimal benefit from investment.
Preform quarterly audits at each property to ensure company owned tools, equipment, and vehicles, etc. are accounted for and are being properly maintained.
Performs other duties as assigned.
QUALIFICATIONS :
Minimum 2 years' experience in renovation, maintenance or construction field or equivalent experience working with relevant material.
Knowledge of general construction, mechanical, electrical, plumbing, tile, carpentry, building, etc.
Knowledge of construction and maintenance material uses and costs.
Proven negotiating skills.
Excellent time management skills with a proven ability to meet deadlines.
Strong analytical and problem-solving skills.
Ability to multi-task, strong organizational skills, with attention to detail and quality.
Ability to lift up to 50lbs and work outdoors for extended periods to handle material receiving and distribution.
Possess excellent verbal and written communication skills and have a process improvement- oriented mindset. Ability to exercise tact, courtesy, and ethics when dealing with vendors, co-workers, and customers.
Must be computer literate in Excel (or spreadsheet software), Word, and Windows.
Assure job site safety standards are used which comply with all company, local, City, State and Federal guidelines.
