POSITION SUMMARY : ÂUnder the supervision of the Maintenance Manager, this position will be responsible for the performance, implementation, coordination and the management of maintenance services within the community.

Responsibilities include but are not limited to : performing general facility maintenance duties to physical assets, preventive maintenance tasks within all the trades, electrical troubleshooting, pump and motor maintenance, HVAC maintenance, carpentry, tile work, pool testing, plumbing and cleaning.

Ensure performance of all support and service is consistent with the goals and objectives of the community association and the management agreement.

ÂPOSITION RESPONSIBILITIES : ÂComplete work orders for repairs and preventative maintenanceÂOccasionally work with and oversee contractors to complete necessary repairs and maintenancePerform work orders involving all aspects of the trades including but not limited to : electrical, carpentry, roofing, siding, mechanical, plumbing and cleaning, throughout the community.

Maintain heating equipment, including but not limited to : replacing filters, assisting in heater installation, repairing gas valves and electric wires (zone valves) and circular couplers.

Assists in the technical operation of all aquatic facilities. Performs preventative maintenance on scheduled and seasonal basis.

Assist in obtaining materials in setting up work projects as directed by Maintenance Manager and / or Operations Director.

Record and report all unusual and irregular conditions to the Maintenance Manager.Maintain cordial, professional manner in dealing with residents, contractors, Management, etc.

Maintain regular inspections to the exteriors and interiors of Community AssociationManaged properties for repairs, preventative maintenance, the cause of problems and solution development.

Respond to all emergency calls requested by Maintenance Manager or Management.All other duties as directed by the Board of Directors, Management and / or Maintenance Manager.

ÂOperating Skills, Knowledge & Abilities : ÂEducation / Training : Combination of 5+ years’ experience and education performing maintenance and work within all or most of the trades described.

Or, higher education Degree / Certification in a trade described herein, i.e., HVAC, electrical, plumbing, carpentry.EPA Universal Certification Desired but not required.

Customer Service experience desirable.Proficient in Microsoft Word, Microsoft Outlook and Microsoft Excel or, ability to quickly learn.

Must be able to operate tools and equipment related to facility maintenance.Current Certified Pool Operator’s (CPO) License or ability to acquire within 6 months of hire.

ÂExperience / Knowledge / Abilities : Must have experience and verification of experience, performing specific repairs to buildings’ exteriors and interiors, i.

e., HVAC, electrical, plumbing, carpentry.Must be capable of working extended hours, to include weekends and holidays as necessary.

Must be capable of sitting, standing, stooping, kneeling, pushing, shoving, lifting, carrying and moving objects that can weigh up to 75 lbs.

  This movement can occur throughout the day.Must be able to ascend and descend ladders safely using the three-point rule.

Must be able to speak English in a clear and understandable voice so that various types of communications can occur with people of various levels of education and capabilities, to include the exchange and receipt of information over the telephone.

 Also must be able to read and understand Material Safety Data Sheets and universal signs for the maintenance trade; e.g.

poison flammable.Must possess a valid driver’s license, be able to drive a car, transport them self and work materials around the community safely and efficiently.

Must be capable of working outdoors in a setting with variable climates, elements, settings and lighting.Must be able to interact with all types of individuals, be mentally alert, detail oriented with good reasoning skills.

Must be a self-starter with high desire to complete work correctly the first time.Must be able to work on more than one assignment at a time with frequent interruptions, changes and delays.

Must be able to organize and prioritize task lists to ensure proper diagnoses and completion of work.Must be able to remain focused and work effectively, efficiently, and cheerfully in an environment, which may be stressful due to adversarial situations resulting from the proper performance of duties.Â
