JOB SUMMARY

We are seeking an experienced and energetic individual to lead complex ground up healthcare projects. Candidate should be experienced in managing teams and leading the entire design & construction process, be capable of working autonomously and comfortable being the Owners Representative for assigned projects.

Good communication skills are a must and a background in construction of large, complex healthcare projects is required.

As a Senior Project Manager at JLL, you will be directly responsible for executing complex project goals through agile and strategic leadership.

Your ability to manage client and vendor relationships will allow for seamless conflict resolution, account maintenance, and overall development of client relationships.

  • Development and execution of project specific goals, schedules, budgets, strategy, and detailed assumptions with methodology for accomplishing and managing project objectives.
  • Assist with establishing and maintain project goals and success criteria that meet both JLL and Client needs.
  • Build and maintain rapport with client representatives.
  • Ensure that project scope and outside business forces affecting the project are fully understood and that specific deliverables are supplies in the desired timeframe along with other relevant criteria.
  • Maintain responsibility for project decisions based upon clients’ objectives including contractor selection and management, financial management, cash flows, anticipated cost reports and monthly reports.
  • Complete oversight of project implementation and execution through completion of construction.
  • Lead project due diligence efforts on behalf of the internal team, project partners, clients and end users, maintaining and delivering all appropriate documentation.
  • Proven ability to manage large ground up projects including programming, design, entitlements, bidding, permitting, and construction management.
  • Demonstrated success managing projects over $25M.
  • Develop detailed project budgets based on historical and market data and client input including hard and soft costs. Actively manage budget and all respective details throughout the project.
  • Assemble and manage required teams of consultants and contractors. (Negotiating contracts with each team member; interfacing with architects, client staff, property managers and vendors).
  • Maintain client relationships and manage conflict resolution related to assigned projects.
  • Provide appropriate level of on-site supervision to ensure project performance criteria are being met.
  • Make decisions regarding schedule, resources, and scope to ensure timely and successful delivery of all projects.
  • Ensure that Team Lead is fully and accurately informed of all project, internal and client issues affecting the perception of the local, national and global reputation of the firm.
  • Develop relationships with consultants / contractors / vendors and regularly evaluate their performance on assigned projects.
  • Operate independently on all activities relevant to assigned projects.
  • Identify and address areas of concern regarding potential liabilities and risk with Manager or Market Lead.
  • Champion safety at all times.
  • Work regularly with finance team to ensure invoicing and payment is accurate and timely.
  • Manage and submit expenses on a monthly basis.

Desired Skills & Experience for this job :

EDUCATION / TRAINING

Degree in Architecture, Engineering, or Construction Management preferred.

YEARS OF RELEVANT EXPERIENCE

10 years of relevant experience with healthcare projects in an SPM or similar role. Must have experience with healthcare projects over $25M.

SKILLS & JOB COMPETENCIES

  • Demonstrates knowledge of construction, architecture, and the commercial real estate industry.
  • Ability to read and interpret construction plans and specifications.
  • Ability to serve multiple clients at any given time.
  • Proficiency with Microsoft Office products.
  • Proficiency with Microsoft Project and the ability to develop complex project schedules.
  • Experience with hospital / healthcare projects is required.
  • Experience being an Owner’s Representative is required.
  • Strong interpersonal skills and the ability to interact with executive level internal & external clients.
  • Excellent verbal and written communication skills with the ability to communicate professionally at all times.
  • Highly organized & detailed-oriented with the ability to prioritize and manage differing needs of the business.
  • Promote a culture of inclusivity and professionalism.

OTHER ABILITIES

  • Assumes complete responsibility for assignments of heavy complexity and continues to aggressively improve skill base.
  • Ability to work in client’s preferred project management software solution(s)

PHYSICAL WORK REQUIRMENTS & WORK CONDITIONS

  • Position requires employee to work within a professional office environment and visit active job sites with daily client and contractor interaction.
  • Daily interpersonal interaction is required in order to perform the job.
