Senior Construction Project Manager

Job description

Summary :

The primary role of Senior Construction Project Manager is to monitor and control construction for jobs from $25+ million through administrative direction of on-site Superintendents to ensure that the project is completed on schedule and within budget.

The Project Manager must also investigate potentially serious situations and implement corrective measures when necessary.

Position Responsibilities :

  • Oversee construction projects from beginning to end while demonstrating a professional, courteous, and respectful working environment
  • Set direction, align resources and execute at a high standard
  • Provide initial client contact to assess scope of work and resources required to successfully complete project
  • Supervise the total construction effort to ensure each project is constructed in accordance with safety, quality, design, budget, and schedule
  • Oversee the creation and management of the project schedule
  • Ensure the financial aspects of contracts (fee payment, rental equipment, and income / expenses, etc.) are managed appropriately
  • Initiate and maintain extra work estimating and issuance of change orders
  • Assume responsibility for productivity of crafts, efficient use of materials and equipment, and contractual performance of the project
  • Establish project objectives, policies, procedures, and performance standards within boundaries of corporate policy
  • Developing and monitoring project budgets, including regular reporting to management staff
  • Monitor subcontractors’s progress and performance, including review and approval of vendor invoices
  • Coordinate subcontractors and lead contractor meetings
  • Write and manage subcontracts and change orders
  • Coach, mentor, and develop Project Managers
  • Problem solve and handle all issues appropriately
  • Responsible for efficient and complete closeout of the project, including financial
  • Ensure compliance with safety regulations and building codes
  • Train and mentor construction team
  • Collaborate with superintendents, subcontractors, engineers, architects and key team members of the project team
  • Negotiate with external vendors on contract agreements
  • Ensure the appropriate permits and licenses from authorities for construction sites are obtained
  • Plan construction operations and overall schedule management
  • Ensure all deadlines are met
  • Hire staff and delegate responsibilities
  • Allocate and manage resources to ensure that they are available when they are needed throughout the construction projects
  • Keep all stakeholders aware of the progress on projects and prepare progress reports regularly
  • Ensure any environmental or local community issues that may come up during a project are handled appropriately
  • Conduct site visits to monitor progress and quality standards

Required Skills

  • Candidates must be self-motivated, have strong leadership skills, and be interested in developing new accounts
  • Candidates must have the ability to manage people as well as all aspects of a project, including technical, safety, schedule, cost, and financial responsibility
  • Skill in problem solving and planning
  • BS / BA degree in Architecture, Engineering, Construction Management, or another related field
  • Proficient with Microsoft Office software, including Outlook, Word, and Excel
  • PMP or an equivalent certification would be considered an asset
  • Extensive previous work experience managing budgets for construction projects
  • Excellent knowledge of construction materials and equipment
  • Previous experience in a leadership role with strong and proven leadership skills
  • Proficient with construction and project management software programs including Procore & Microsoft Project scheduling software
  • Excellent knowledge of relevant rules and regulations as well as quality standards and human resources
  • Familiar with Michigan State Housing Development Authority (MSHDA) and HUD project administration and documentation requirements

Required Experience

  • 4 years engineering or construction management degree or equivalent combinations of technical training and / or related experience
  • 5 years of Project management
  • 7+ years of experience in new construction multi-family housing developments
