Department Overview

W&D Affordable Equity (formerly Alliant Capital) is a leading tax credit firm focused on tax credit syndication for the development and financing of affordable multifamily rental housing.

As a syndicator of Low-Income Housing Tax Credits (LIHTC), W&D Affordable Equity raises corporate equity and monitors the development, construction, lease-up, and permanent financing phases of its investments.

With a dedicated team of experienced real estate, asset management, legal, and tax professionals, we provide the highest level of fully integrated real estate and investment support services.

The Impact You Will Have

The Senior Analyst, Development will work under the guidance of ADC senior leadership in the management of joint venture services, reporting, modeling, and asset management during pre-closing, lease-up, and stabilization periods for individual projects.

In addition, the Senior Analyst shall coordinate ADC activities and maintain relationships with other general partner members, management companies, lenders, equity investors, and community partners.

Primary Responsibilities

Working with ADC staff and executive team to evaluate and monitor a portfolio of joint venture relationships comprised of prospective and existing affordable housing projects.

Analyzing financial viability of acquisitions (low-income housing developments) for review and approval by the Executive team.

Working with developers, acquisitions and construction project managers, asset managers, and investor relations to update and maintain financial models.

Reviewing and analyzing project operating statements, operating partnerships’ tax returns, and operating partnerships’ GAAP financial statements and maintaining updated project related information in the Company’s proprietary asset management database.

Obtaining required due diligence and organization of documents.

Coordinating and performing asset management functions through periodic site / sponsor visits, investment reviews, financial analysis, property analysis and portfolio analysis.

Assisting with obtaining cash needs reporting on regular and timely basis with partners.

Partnering with ADC Communities accounting, legal, and construction teams in providing oversight for ADC Communities’ investments.

Reviewing and evaluating due diligence for pre-closing and closed assets, including but not limited to, review of pertinent documents and financial analysis.

Reviewing soft cost invoices, sources and uses, and development budget for projects in construction to mitigate cost overruns.

Working with joint venture partners to obtain necessary approvals and sign offs from ADC.

Generating periodic reporting for the portfolio and presenting to senior management.

Reviewing LOIs, term sheets, and all legal documentation related to investments.

Other duties, as assigned.

Attendance is generally 8 : 30 am 5 : 30 pm Monday through Friday with the ability to work up to 2 of those days remotely.

Education and Experience

Bachelor’s degree in business, real estate, finance, accounting, or equivalent experience.

Minimum of 2-4 years of experience on owner-side multi-family development, finance, urban planning, affordable housing, or related field.

Specific experience in Section 42 Low Income Housing Tax Credits ( LIHTC ) preferred.

Knowledge of key aspects of real estate development and finance, land use and entitlement, property due diligence and acquisition, and site planning and design.

Knowledge of public subsidies or other affordable housing programs considered a plus.

Ability to travel on an as-needed basis.

Knowledge, Skills and Abilities

Ability to initiate and maintain effective and cooperative working relationships with team members, government agencies, consultants, lenders, investors, and developers.

Strong analytical and problem-solving skills; ability to identify and resolve issues.

Strong Microsoft Excel skills and experience with financial modeling.

Good client and public presentation skills; excellent oral and written communication skills.

Exceptional organizational skills, highly attentive to detail and able to perform tasks with limited supervision in a time sensitive work environment.

Maintain the strictest confidence when handling confidential and non-routine information and matters.

Ability to communicate effectively with co-workers, management, and clients.

The salary range for this position is 80-90k with an annual discretionary bonus.
