Responsible for providing operational oversight and direction to a team of on-site managers accountable for all aspects of the janitorial services contract for the University.

Customer service is paramount, meeting corporate support and financial expectations is critical, and driving Olympus’ systems and procedures are the three primary points of focus in achieving success within the organization.

Travel needs will vary depending on season, site operations and support needs.

Required Duties and Tasks

  • Review Scope of Work and ensure contractual service requirements are met
  • Perform quality audits and inspections to contract specifications - inspect chemicals, equipment, and materials / supplies to detect defects or malfunctions.

Meets weekly / monthly inspection quotas

  • Provide reports to Directors and other Management / Corporate staff as requested; may involve very short deadlines
  • Recommend actions to motivate employees and to improve service and efficiency; Hold subordinate staff accountable
  • Strategize and plan to meet short and long-term initiatives. Create succession plans for management / supervisory staff members
  • Identify problems and solutions to ensure that customer needs are met. Foster problem resolution across core team by deciphering relevant and important facts and information to drive tangible solutions.

Provide status updates, feedback, and communicate resolution to customers and Olympus Management.

  • Understand budget, P&L, and general ledgers (GL). Manage the budget to meet gross margin % goal. Provide daily administrative oversight of the project including all internal business functions : budgeting, accounting, human resources, facilities support and equipment.
  • Effectively communicate up to executive levels and down to front-line cleaning staff verbally and in writing
  • Able to lead by example, expertise, and delegation; knows which type of leadership to apply given various circumstances
  • Ability to create cleaning schedules, periodic schedules, floor schedules, and schedules / proposals for additional services.

Actively review at least weekly and communicate progress to all levels. Devise plans to ensure tasks stay on or ahead of schedule.

  • Ability to delegate tasks appropriately to managers and support staff to achieve maximum efficiency
  • Ability to learn and use electronic devices effectively including new software programs, mobile applications, and technological devices
  • Meeting deadlines for reports - submit weekly platform report every Thursday by 4pm AZ time, submit Concur report each Friday and additionally for end-of-month final expenses
  • Approve Concur reports and Brady orders for Project Managers. Contact vendors when orders are not arriving on time and obligations are not being met.
  • Coordinate with Project Managers and Supervisors to ensure proper corrective action for QC tickets is taken within 72 hours of inspection
  • Regular observation (weekly, bi-weekly, monthly) of employee work practices and operations for each shift
  • Implement and maintain all necessary programs to achieve Corporate Mission and goals.
  • Work in close contact with the on-site managers and client contacts building long-term successful partnerships.
  • Supervise, facilitate and coordinate key personnel and technical / operational processes to ensure internal and external customer satisfaction.
  • Maintain reports and inspection documentation; present findings, reports, and program summary in formal meeting with clients each quarter
  • Demonstrate high energy, mobility, initiative, and drive to enhance operations and achieve financial and organizational success.
  • Travel as needed to support customer needs, on-site management team and corporate meetings

  • Answer telephone calls and / or emails from the company provided telephone / laptop
  • Support Olympus’ initiatives and technological advances
  • Arrive to scheduled shift on time and in uniform, prepared to start work activities
  • Put forth maximum effort with attention to detail in the completion of all assigned tasks
