WinnCompanies is searching for a Regional Property Manager to manage a portfolio of properties located throughout Northern California (Sacramento area).
In this role, you will maintain positive resident relations at all properties, meet the financial objectives of ownership and management, protect the value and integrity of the real estate, be responsible for all applicable regulatory standards and requirements, and manage on-site staff / oversee their daily operations.
Please note that the salary range for this position is $115,000 to $125,000 annually, depending on experience.
Responsibilities
- Plan, manage, and direct the daily operations of multiple properties.
- Oversee compliance within these properties.
- Manage the financial responsibilities of the properties, including annual budget.
- Identify and coordinate the maintenance activities and priorities within budgetary limits of each property within the portfolio with the assistance of the Regional Maintenance Manager.
- Responsible for managing the marketing activities of the properties to ensure budgeted occupancy goals.
- Manage staff at each property location, including leasing, compliance, and maintenance personnel.
- Coordinate social activities with onsite management to ensure resident satisfaction and retention.
- Assess property security requirements with the Regional Maintenance Manager and recommend changes as necessary.
Requirements
- High school diploma or GED equivalent.
- 5-8 years of relevant work experience.
- Minimum of 5 years of experience with direct staff supervision.
- Minimum of 3-5 years of regional property management experience managing multiple (7-10) properties.
- A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
- Knowledge of property management.
- Knowledge of landlord and tenant laws.
- Knowledge of LIHTC and HUD regulations.
- Direct experience in affordable housing, TCAC, HUD, and layered programs.
- Proficiency with Microsoft Office applications and RealPage property management software.
- Ability to be flexible / adaptable with changing work schedules, requirements, and scope.
- Ability to work with and collaborate with a diverse group of people and personalities.
- Extensive customer service and client relations experience.
- Outstanding verbal and communication skills.
- Superb attention to detail.
Preferred Qualifications
- Bachelor's degree.
- CAM / CPM or equivalent and HUD-CAM, CPO, NAHP, COS, TCCS, and SHCM certifications.
