Position Summary
Conducts daily maintenance for a shopping center or office building. Performs assigme1 tasks to repair and maintain machinery and mechanical equipment such as exhaust and fresh outside air supply fans.
Performs general, advanced, or specialized maintenance functions depending on the property needs
Essential Job Functions but not limited to :
1. Performs daily assigned maintenance tasks and inspections to ensure the preservation of the property and its value.
2. Repairs and maintains machinery' and equipment such as motors, pumps, belt fans, and other maintenance equipment such as golf cart, gas powered lawn equipment,
3. Repairs and maintains equipment and includes overseeing the operations of auxiliary heating units, electric water heaters and gas-powered grounds equipment.
Inspects, tests and diagnoses problems. Disassembles units, cleans, lubricates, repairs, and replaces parts.
4. Performs routine to difficult car entry duties, including installation of new doors and installation or repairs to doorjambs, moldings, hinges, door closers, lever sets, locks, shelving, ceiling tile / grid repair and installation, floor tile repair and replacement, etc.
5. Performs routine to difficult painting duties, drywall, and framing repair, etc
6. Performs routine PM maintenance to landlord main S.S. and G.W. lines, rout i ne to basic plumbing fixture repairs including drinking fountains, inspecting, installing, replacing fixtures and fixture components, unclogging sinks, and toilets etc.
7. Possess the ability to assist with sanitary sewage’ back-ups, investigate and determine the cause of various types of leaks.
8. Performs routine PM's and routine to basic electrical duties, including inspecting and testing lighting, replaces faulty switches, replaces faulty lamps and ballasts.
Contacts
Works under the general direction of the Maintenance Operations Manager or Maintenance Supervisor.
Responds to calls and inquiries from tenants.

Education
Requires a high school diploma, GED (General Educational Development) or equivalent. Depending on the property needs, may require certifications in trade disciplines and may require having a valid state driver's license.
Experience
In addition to the education outlined above, at least 3 years prior maintenance experience working on a commercial property.
Other Skills
Requires a self-motivated team player with excellent communication and interpersonal skills when working with community associates.
Must be neat, meticulous and pay attention to regulations and details when completing tasks. Basic computer skills. May be required to work flexible schedule including over- time, weekends, nights, and on-call.
