Leading Property Management company in San Antonio, Texas is seeking a highly skilled Regional Manager for our Affordable Housing apartment community.
Responsibilities :
- Ensures that all property operations are conducted consistently with policies and procedures and state, local, and national laws and regulations.
- Make necessary arrangements when Property Managers are absent, which may include the Regional Manager directly supervising property until they return.
- Responsible for implementing and managing individual site business plans, including investment objectives, compliance goals, marketing positioning, people, asset quality, and financial goals and objectives.
- Reviews and help prepare the annual budgets for all properties for submission to executive leadership and partners / clients, if applicable.
Make recommendations to reduce or eliminate unnecessary expenses to ensure that the budget is reasonable and doesn't contain errors.
- Reviews and audits all monthly HUD / LIHTC to ensure compliance.
- On a quarterly basis the RM is responsible for ensuring that a comprehensive property inspection for all assigned properties in the portfolio has been completed satisfactorily.
- Completes Property Inspections monthly.
- Travel to different locations.
Essential Skills and Abilities
- Experience with sales, marketing, and financials
- Negotiation skills ability to overcome objections and create a sense of urgency
- Strong organizational skills with exceptional focus on detail
- Proactive individual who works independently
- Available to work weekends as needed
Requirements
- Housing Credit Certified Professional (HCCP) designation preferred (for LIHTC),
- Certified Occupancy Specialist (COS) designation preferred (for Section 8),
- Regional Management Professional designation (ARM, CAPS, CPM, etc.) is helpful but not required.
- Ability to read, analyze, and interpret common scientific and technical journals, financial reports, and legal documents
- Must have high proficiency with computer software, including Microsoft Word, Excel and Outlook.
- Must have high proficiency with computer software Bluemoon, Yieldstart preferred and Onsite or Yardi (CRM, Voyager, P2P) required.
- Must have a rounded knowledge of building trades including plumbing, electric, gas systems, and construction and landscaping.
- Must have excellent verbal and written communication skills.
- Must have the ability to travel up to 80% of the time with overnight stays
