Director, PDS Projects (Furniture Solutions)
Client Communication and Management :

Understand client protocols and develop communication appropriate to the client environment
Communicate actively during meetings and other project related speaking situations with a focus on delivering the project on-time, on budget and meeting the client's expectations
Manage written documentation and ensure that all deliverables are accurate and on schedule
Project confidence and reinforce client trust in the skills and knowledge of the team
Project Administration and Reporting :
Develop and maintain project specific client reporting and monitor KPI performance
Maintain records in a manner that protects client and JLL confidentiality
Manage project budget, schedule and deliverables in Project Management software applications
Lead the management and strategy development for the FF&E on-account team and supervise additional staff both on account / vendors through execution
Ensure client satisfaction throughout the relocation and FF&E management process
Furniture Solutions :
Lead corporate furniture projects as small as 3k SF or to large head quarter projects, including but not limited to furniture design and specifications, RFP or sole source procurement packages, order entry, install management and close-out
Lead corporate furniture programs including but not limited to procurement advisory services, furniture standards development, and ad hoc furniture project management
Manage furniture budget and schedule
Conduct manufacturer and vendor analysis to determine procurement strategy and showroom tours with client
Conduct existing furniture inventory, or direct support team to conduct inventory, and provide analysis to client regarding new vs. reuse procurement
Conduct design meetings with clients to review furniture specifications, space plan, and finish selections
Participate in PDS / OAC meetings as required for project coordination with Architecture, AV / IT, Construction, etc.
Conduct material / finish application QA / QC prior to RFP issuance
Develop and manage furniture procurements, including specifications (across any manufacturer line), master furniture schedules, room schedules, tagged plans, written RFP, bidder RFI process, bidder interviews / showroom tours, bid leveling, and final award.
Negotiate with vendors on pricing where discrepancies or discounting structure looks wrong
Review dealer drawings and BOMs on behalf of client
Route procurement paper to Finance and Management for approval, including vendor and client billing schedules and any required procurement authorization forms
Create, track, and issue POs on behalf of client
Track orders
Manage dealer for delivery schedule and installation sequencing plan
Conduct pre-install walk-thru with dealer and GC
Manage vendor and client invoicing
Track open items with dealer and client
Facilitate and manage punch list and project close-out with dealer and client
Identify, mitigate, and manage risk with appropriate parties
Preferred Education and Experience
Bachelor's degree from an accredited institution, preferred in Architecture, Interior Design or Construction Management
5-10 years of facility, project, furniture, or construction related experience in a Corporate Real Estate environment
Background in project management, construction / furniture management, interior design or project strategy planning is desirable
Ability to regularly communicate analyzed data to client and team to achieve project goals
Strong working knowledge of architectural drawings and furniture and space planning concepts.
Highly organized with strong analytical skills.
Previous experience effectively supervising, training, mentoring and evaluating several project managers at various levels within the organization or team.
Extensive knowledge of MS Office applications and CAFM or IWMS systems.
OSHA 10 Certification (Required after hire)
Preferred Certifications : CAPM, PMP, NCIDQ, LEED, CFM
