How You Will Contribute

The Community Manager is the powerhouse that drives the community. They manage and coordinate people, activities, and available resources to provide a seamless community to residents, future residents, visitors, and team members.

The Community Manager is responsible for all aspects of the community's operation and performance.

Things You Will Do

Leadership

  • Hire, train and supervise all team members through a positive mentoring approach
  • Conduct on-going training with team members and monitor’s progress
  • Take ownership and lead by example
  • Empower team members by setting high goals to challenge your team, while also holding yourself accountable for their success
  • Conduct annual performance reviews
  • Assist in the hiring process by vetting candidates to select viable candidates
  • Provide comprehensive feedback to all team members, document and facilitate disciplinary procedures as necessary
  • Work closely with Maintenance Supervisor to monitor and schedule make-readies and other maintenance activities like capital projects progress, and preventive maintenance programs

Financials

  • Prepare and execute community budget
  • Prepare weekly and monthly reports
  • Ensure that rent is collected and posted in a timely manner and bank deposits are made immediately and reported to the home office
  • Increase the value of the community and continuously look for ways to maximize NOI
  • Maintain open communication with vendors and contractors concerning work scheduling, billing, vendor relations and certificates of insurance
  • Submit invoices for payment promptly
  • Suggest rental rate recommendations to Regional Manager
  • Have a strong working knowledge of the market and comp set
  • Report liability and community incidents to the required distribution group

Leasing

  • Oversee the screening process and vetting of applicants for credit worthiness
  • Assume responsibility for office and model apartments opening on schedule and in excellent condition
  • Provide outstanding customer service to residents and future residents
  • Take pride in the apartment community; visually inspect and address areas of concern, keep community clean and report service needs to maintenance team members
  • Maintain an organized environment even during busy times

Customer Service

  • Answer incoming phone calls and handle accordingly
  • Build relationships with residents through courteous and timely response to needs and concerns
  • Think safety first and ensure that unsafe conditions are corrected promptly
  • Visually inspect / prepare entire property (office, models, compactor, vacant, curb appeal and amenity areas) daily for cleanliness.

Inspect and touch up model and vacant units. Responsible for maintaining work area and office cleanliness.

  • Know your market by being abreast of competition and surrounding area
  • Communicate effectively with residents, future residents, visitors, vendors, and team members while presenting a positive, professional image
  • Perform additional duties as assigned by district or regional manager

Things You Need

  • High School diploma or equivalent; bachelor’s degree preferred
  • Three or more years of experience in property management with at least one year as a Community Manager
  • Willing to work flexible schedule including weekends and holidays
  • A sharp, professional appearance
  • Must be able to walk the property which includes climbing stairs
  • Must be able to bend, stoop, squat, kneel, climb stairs, push, pull, reach, carry supplies
  • Stand for extended periods of time
  • May be required to lift to 25 pounds without assistance
  • Skills :

o Dynamic team leadership and communication abilities

o Working Knowledge of Fair Housing Laws

o Working knowledge of Affordable Housing programs

o Proficiency in Microsoft Office (Word, Excel, and Outlook)

o Able to multitask and meet deadlines in a timely manner

o Knowledge of Yardi or other industry software preferred
