Floater Apartment Maintenance Technician ($25.95 - $27.02)

Position Summary :

We are hiring an experienced and reliable maintenance technician that will be responsible for completing maintenance service requests at various multiple properties in the San Diego area, including : Carlsbad, Carmel Valley, La Jolla, Mission Valley and Downtown.

To be successful in this role, you will need a high level of skill in all phases of general maintenance. You will perform general maintenance including plumbing, painting, electrical, HVAC, hazardous material abatement, apartment turn-over, and appliance repairs in accordance with company standards, and in conjunction with management staff.

Job Duties :

• Promotes positive, proactive customer interactions to make their Irvine Company experience of the highest quality.
• Performs service requests, unit turns and preventative maintenance work throughout the community.
• Ensures community common areas and grounds are maintained according to company standards; conducts inspections, identifies and resolves any hazards.
• Performs work using safe work practices. Ensures completion of safety training and actively investigates and mitigates risks.
• Responsible for inventory of parts and appliances; responsible for general maintenance and orderliness of facilities.
• Completes property preventative maintenance and preventative maintenance on required systems and equipment.
• Performs porter functions as necessary.

Variances in responsibilities may exist by community type :

Smaller Communities :

Responsibilities will include completing both maintenance service requests and turnover of apartments. May work alone.

Larger Communities :

May work on a team that completes maintenance service requests or turnover of apartments.

Minimum Qualifications / Other Expectations :

• High School Diploma or equivalent work experience.
• 1 year general maintenance experience; Expertise in plumbing, electrical, HVAC, appliance repair and apartment turnover preferred.
• Valid driver’s license; valid vehicle insurance.
• This role requires the regular and frequent operation of a vehicle, as defined in the Company's MVR policy, and is part of the essential duties of this position.
• Ability to communicate clearly and effectively in English, both verbally and in writing. Multilingual ability a plus.
• On call required for after hours emergencies; Schedule may require work on weekends, holidays and evenings.
• Regular, consistent and timely attendance required.
• Ability to move in and out of a variety of positions which include the following : sitting, standing, walking, squatting, stair and ladder climbing, kneeling, belly crawling, overhead reaching, lifting, carrying.
• Ability to push and pull up to 118 pounds of force.
• Ability to lift below waist up to 70 pounds and above waist 36 lbs.
• Must complete and pass pulmonary exam and respirator fit test.
