Position Overview :
New Perspective Senior Living is seeking a highly skilled and motivated Senior Financial Analyst to join our dynamic Accounting and Real Estate team.
The successful candidate will play a critical role in financial analysis and underwriting for our real estate investments.
This position requires a detail-oriented individual with strong analytical skills and a deep understanding of real estate finance and investment principles.
Key Responsibilities :
- Financial Analysis :
- Conduct comprehensive financial analysis of real estate investments, including cash flow modeling, valuation, and sensitivity analysis.
- Prepare detailed financial reports and presentations for senior management and investment committees.
- Analyze historical financial statements and project future performance based on market trends and property-specific data.
- Underwriting :
- Evaluate potential real estate investment opportunities through rigorous underwriting processes.
- Conduct due diligence, including market research, property inspections, and analysis of legal and financial documents.
- Develop and maintain underwriting models to assess investment risks and returns.
- Market Research :
- Perform market research to identify trends, opportunities, and risks in the senior living and real estate markets.
- Monitor competitive landscape and provide insights on market conditions and potential impacts on investment strategies.
- Investment Strategy :
- Assist in the development and implementation of investment strategies and business plans for real estate assets.
- Collaborate with internal and external stakeholders to identify and evaluate new investment opportunities.
- Support the acquisition and disposition processes, including negotiations, contract review, and closing activities.
- Reporting and Communication :
- Prepare and present investment memos, financial models, and other materials to senior management and investment committees.
- Communicate effectively with internal and external stakeholders, including investors, lenders, and partners.
- Maintain accurate and up-to-date records of all financial analysis and underwriting activities.
- FP&A Software and Tools :
- Utilize Financial Planning and Analysis (FP&A) software to streamline and enhance financial reporting and analysis.
- Experience with NICMAP Vision or similar tools to leverage market data and insights.
- Build comprehensive reports and dashboards to support decision-making processes.
Qualifications :
- Bachelor's degree in Finance, Real Estate, Business Administration, or a related field. MBA or relevant advanced degree preferred.
- Minimum of 3-5 years of experience in real estate finance, underwriting, or a related field, with a focus on senior living or multifamily assets preferred.
- Strong proficiency in financial modeling and analysis, including advanced Excel skills.
- Excellent analytical, problem-solving, and decision-making abilities.
- Strong understanding of real estate investment principles, market analysis, and valuation techniques.
- Experience with Financial Planning and Analysis (FP&A) software.
- Familiarity with NICMAP Vision or similar market research tools.
- Ability to work independently and collaboratively in a fast-paced, team-oriented environment.
- Exceptional attention to detail and organizational skills.
- Effective communication and presentation skills, with the ability to convey complex information clearly and concisely.
- Proficiency in financial and real estate software tools and platforms (e.g., ARGUS, Yardi, CoStar) is a plus.
