  • 2 or more years prior experience working with City of San Diego Development Services Department strongly preferred.
  • Prior knowledge in real estate development or construction strongly preferred.
  • Drive, monitor, and track development deals from acquisitions through construction.
  • Create and enforce deadlines to ensure project timelines are met.
  • Obtain complete property packages from acquisitions, including all escrow documents, photos, underwriting, and new unit layouts.
  • Prepare handoff packages for architects, including all necessary documents.
  • Request proposals and contract with outside vendors, such as engineers and planners, based on project size and complexity.
  • Fill out forms, provide documents, and respond to inquiries from outside vendors.
  • Ensure coordination between outside vendors.
  • Review plans and designs from all vendors to ensure consistency with the company’s development vision, reduce costs where applicable, and avoid design conflicts.
  • Check in with city building departments on the progress of review cycles.
  • Coordinate with the Project Design team for stylistic and architectural choices.
  • Coordinate with the General Contractor prior to the start of construction, aligning with their job preparation timeline and needs (e.

g., site walks, site access, surveys, temporary power).

  • Prepare a comprehensive handoff package for the General Contractor, ensuring it includes all plans, permits, surveys, and other necessary information.
  • Track construction progress and ensure contractors’ RFIs (Requests for Information) are answered promptly.
  • Monitor the budget and timeline throughout the entire project, making necessary adjustments.
  • Track all associated planning costs, including permit application fees, permit issuance fees, school fees, water / sewer fees, and vendor invoices.
  • Prepare budgeting alerts for the Accounting department when large payments are coming due.
  • Ensure project compliance with all levels of regulation, zoning, and permitting.
  • Develop effective solutions to unique problems, requiring detailed knowledge of the process.
  • Provide live, up-to-date reporting on the progress of all projects to supervisors and executives, including time estimates for all major milestones.

  • Ability to manage multiple projects simultaneously and work under pressure.
  • Strong problem-solving and decision-making abilities.
  • Detail-oriented with a focus on quality and accuracy.
  • Strong knowledge of permitting processes, building codes, engineering disciplines.
  • Attention to timelines.
  • Some college preferred.
  • Project Management certification preferred.

Salary Range : $80,000 - $100,000 annually depending on experience
