About the Role : We are seeking a dedicated and skilled Maintenance Technician to join our team. Reporting directly to the GM, you will be responsible for the upkeep and repair of equipment and appliances in both common areas and individual units of our condominium.

Your role is crucial in minimizing the need for outside service providers and ensuring our residents’ needs are met promptly.

What You will Do :

• Maintain and Repair : Ensure electrical and plumbing fixtures in common areas are in top condition, including lamps, switches, water closets, and wash basins.
• General Repairs : Fix doors, locks, ventilators, floors, ceilings, and walls as needed.
• Support : Serve as a backup to the Maintenance Supervisor, assisting with HVAC system maintenance and repairs.
• Unit Maintenance : Perform repairs and maintenance in individual units, including appliances, fixtures, and safety equipment.
• Fire Safety : Understand the fire safety system, supervise contractors, and maintain fire extinguishers.
• Pool Maintenance : Service and maintain pool equipment, ensuring water quality and temperature.
• Inventory Management : Keep the supply stockroom well-stocked and organized.
• Record Keeping : Assist in maintaining detailed records of repairs and maintenance activities.
• Innovation : Develop and implement strategies to improve service life and reduce operating costs.
• Additional Duties : Perform other tasks as assigned by the Maintenance Supervisor or management.

Education / Experience :

High school diploma or equivalent.

Special Requirements :

• Ability to lift 50 to 100 lbs., following safety procedures.
• Strong time management skills and work ethic.
• Ability to manage, grasp, and lift objects; reach with hands and arms.
• Ability to perform repetitive motions with wrists, hands, and fingers.
• Ability to work in various environmental conditions (heat, cold, wind, rain).
• Ability to navigate the building quickly and efficiently.
• Ability to detect and respond to emergency alarms.
• Flexibility to work extended hours, weekends, and holidays as needed.
• Reliable transportation.
• Ability to work well independently and as part of a team.
• Complete required forms and work orders.
• Regularly inspect floors for maintenance issues and report to the supervisor.
• Reliability, flexibility, and punctuality are essential.
