Job Description

The Property Manager will play a pivotal role, directly responsible for overseeing all aspects of property management operations and financial performance.

This position plays a key role in enhancing cash flow, reputation, and customer satisfaction, reporting directly to the regional manager.

Responsibilities and Functions

Operations

  • Ensure daily inspections to meet curb appeal criteria and cleanliness standards of common areas.
  • Manage resident relations, addressing disputes, renewal / increases, and maintenance repair resolutions promptly.
  • Represent the property in legal proceedings, preparing necessary files and documentation.
  • Report and manage liabilities promptly, including general liability claims, workers' compensation claims, and property loss claims.
  • Approve resident applications, discounts (if applicable), and renewals.
  • Maintain document retention, including timely entry into property management software.
  • Ensure compliance with office hours, common area availability, and amenity standards.
  • Oversee maintenance programs, including preventative inspection schedules, budgets, safety, inventories, and vendor use.
  • Prepare and review weekly data and reporting, including availability / occupancy, advertising, delinquency, and maintenance reports.
  • Process invoice coding, review for accuracy, and manage security deposit refunds.
  • Collect rent and review revenue collection to meet company goals and objectives.
  • Maintain budgeted occupancy expectations and revenue objectives.
  • Interview, hire, train, and manage direct subordinates.
  • Complete associate performance evaluations, including reward and performance improvement plans.
  • Address resident and associate matters promptly.
  • Communicate company policies and procedures effectively to associates.
  • Analyze bids / proposals, work contracts, vendor proposals, and market competitor surveys.
  • Review traffic flow, leasing activity, and reasons for move-out, providing recommendations for best practices.
  • Ensure the effectiveness of resident retention programs and maintain a positive workplace.
  • Implement marketing plans, including advertisement, curb appeal, signage, banners, and models.
  • Ensure leasing and occupancy decisions comply with applicable laws, prohibiting discrimination.
  • Maintain effective working relationships with coworkers, supervisors, employees, residents, and the general public.

Required Skills and Qualifications

  • High school diploma or GED.
  • Minimum of 2 years of experience as a Property Manager or related trade.
  • Ability to read, write, and communicate effectively in English.
  • Strong customer service skills and effective communication, both written and oral.
  • Basic mathematical skills and flexibility to adapt to changing business needs.
  • Proficiency in Word, Excel, Microsoft Outlook, Yardi Software and the Internet; ability to adapt quickly to proprietary software preferred.
