Roving Community Manager (San Francisco)

The Roving Community Manager will manage the day-to-day operations of 2 or more assigned properties, including managing team members, daily activities, and resources to achieve established budgeted financial and operational goals. The role ensures that the operations of the properties comply with Company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws and regulations governing multi-family housing operations.
Responsibilities include :
- Providing input into the development of budget(s) for assigned properties by analyzing and evaluating financial statements, reviewing current and projected marketing information, and accessing operational reports.
- Meeting targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, making financial bank deposits, and preparing and reviewing monthly financial status reports.
- Approving invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased, ensuring validity of certificates of insurance, coding charges to appropriate Chart of Account codes, and managing communication between the vendor / contractor, accounting, and the client / owner as needed.
- Controlling expenditures by staying within the constraints of the approved budget and managing the balance and maintenance of the petty cash fund.
- Overseeing the lease enforcement process by approving prospective resident applications, discounts and renewal leases, conducting periodic apartment inspections, following proper notice requirements, evicting residents, and imposing and collecting late fees and other charges as allowable and stated in the terms of the lease.
- Gathering, analyzing, and interpreting current market and economic trends that may impact assigned properties and implementing short- and long-range marketing and leasing strategies to achieve property occupancy and revenue goals.
- Promoting resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues.
- Conducting regular property inspections and taking appropriate actions to ensure that the physical aspects of the assigned properties, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance and appeal.
- Supervising property staff by interviewing, hiring, orienting, and training employees, and managing their performance in accordance with Company policies, values, and business practices.
- Assisting in managing the client / owner relationship by meeting with the owners, conducting property tours, providing updates and information about the property’s performance, and responding to owner requests as needed.
Physical demands of the role include standing, walking, and / or sitting for extended periods of time, and bending, stooping, climbing ladders, reaching, carrying objects, and crawling in confined areas. Incumbents must be able to work inside and outside in all weather conditions and push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.
Greystar offers a competitive salary range of $196,000 - $224,000, as well as additional compensation including a quarterly or annual bonus program based on individual and company performance.
