is a rapidly growing, institutional property manager focused primarily on rental townhome communities in Tennessee and the Carolinas.

We are seeking a

Community Manager

to join our team and oversee a brand-new property in

Lebanon, TN.

The Community Manager will be responsible for day-to-day operations, tenant relations, and leasing efforts, playing an instrumental role in stabilizing the property.

Key Responsibilities :

Oversee leasing efforts at the property, touring prospective tenants, conducting follow-ups, reviewing applications, preparing leases, and performing move-in / move-out walkthroughs

Work closely with ownership to develop creative leasing initiatives and marketing strategies

Manage rent roll, applications, and accounts payable in Yardi / Rent Café

Ensure deposits, rental payments, and all other charges are collected in a timely manner, tracking delinquencies and processing evictions as needed

Coordinate with the maintenance team and vendors to address work orders and routine upkeep

Implement strategic plans to enhance property performance and profitability, driving revenue growth and expense controls

Help prepare operational budgets and forecasts, tracking progress and reporting results directly to ownership on a regular basis

Establish and maintain relationships with vendors, contractors, and municipalities

Respond to urgent issues outside of normal working hours when required

Qualifications :

Minimum of 5 years of experience in property management

Proficient in Yardi / Rent Café property management software and Microsoft Office suite

Excellent communication, leadership, and interpersonal skills to liaise effectively with ownership and residents

Clear understanding of financial statements and budgets, with an ability to analyze reports and data effectively

Working knowledge of local and federal laws including Fair Housing and Landlord Tenant Laws

Outstanding organizational skills to efficiently manage multiple tasks on tight deadlines

Attention to detail and proactive problem-solving skills
