Job Summary : We are seeking an experienced and highly organized Multifamily Construction Superintendent to oversee on-site operations for our multifamily residential projects.

The Superintendent will be responsible for managing daily construction activities, coordinating subcontractors, ensuring quality control, and maintaining a safe job site.

The ideal candidate will have a strong background in multifamily construction, excellent leadership skills, and a commitment to delivering projects on time and within budget.

Key Responsibilities :

On-Site Management : Oversee all on-site construction activities, ensuring projects are completed according to plans, specifications, safety standards, and company policies.

Coordinate daily operations, including scheduling, workforce planning, and equipment usage.

  • Subcontractor Coordination : Manage subcontractors and vendors to ensure timely and quality completion of work. Conduct regular meetings to review progress, address issues, and maintain open communication.
  • Quality Control : Monitor construction activities to ensure work meets project specifications, quality standards, and client expectations.

Conduct regular inspections and implement corrective actions for any deficiencies.

  • Scheduling : Develop and maintain project schedules, including critical path activities and milestone dates. Ensure adherence to project timelines and provide updates to the project management team.
  • Safety Management : Promote and enforce a strong safety culture on the job site. Ensure compliance with OSHA regulations, company safety policies, and site-specific safety plans.

Conduct regular safety meetings, inspections, and audits.

Documentation and Reporting : Maintain accurate and up-to-date project documentation, including daily reports, safety records, material deliveries, and change orders.

Provide regular updates to the Project Manager and senior management.

Client and Stakeholder Communication : Serve as a primary point of contact for clients, architects, engineers, and other stakeholders.

Provide regular progress updates, address concerns, and ensure a positive working relationship.

Problem Solving and Decision Making : Identify and resolve issues that arise during construction, including scheduling conflicts, manpower challenges, and material shortages.

Make informed decisions to keep projects on track.

Project Closeout : Oversee project closeout activities, including punch list management, final inspections, and turnover to the client.

Ensure all project deliverables are completed and submitted on time.

Qualifications :

  • Bachelor’s degree in Construction Management, Engineering, or a related field is preferred; equivalent experience will be considered.
  • Minimum of 5 years of experience as a Superintendent in multifamily construction, with a proven track record of managing large-scale residential projects.
  • Strong knowledge of construction methods, building codes, safety regulations, and industry standards.
  • Excellent leadership, communication, and interpersonal skills.
  • Ability to read and interpret blueprints, construction drawings, and specifications.
  • Proficiency in construction management software (e.g., Procore, Buildertrend) and MS Office Suite.
  • Strong organizational and time management skills with the ability to prioritize and manage multiple tasks.
  • OSHA 30 certification or willingness to obtain.
  • Valid driver’s license and ability to travel to project sites as needed.
